First Expansion Space definition

First Expansion Space. As defined in Section 10.11.
First Expansion Space wherever used in this Lease shall be deemed to include the Second Expansion Space, and all terms and provisions of this Lease referring to the term "Second Expansion Space" shall be null, void, and of no further force or effect.
First Expansion Space as defined in Section 36.1(a)(i).

Examples of First Expansion Space in a sentence

  • Tenant's obligation to commence paying Rent on such First Expansion Space shall commence on the earliest to occur of (1) Tenant's occupancy of such First Expansion Space for the purpose of conducting business therefrom, or (2) sixty (60) days following the delivery of such First Expansion Space by Landlord to Tenant.

  • The lease of the First Expansion Space is subject to all of the terms and conditions of the Lease currently in effect, except as modified in this Amendment.

  • The actual space to be included under this Lease pursuant to the First Expansion Option shall be designated by Landlord, provided, however, it shall be internally contiguous and contiguous to the then existing Leased Premises and shall have a reasonable configuration (the "First Expansion Space").

  • The First Expansion Space shall be made available to Tenant between October 1, 1996 and February 1, 1997.

  • Tenant’s Notice to expand into the First Expansion Space shall be delivered to Landlord on or before July 1, 2010 and shall specify the effective date of Tenant’s intended occupancy of the First Expansion Space (the “First Expansion Occupancy Date”).


More Definitions of First Expansion Space

First Expansion Space means a full or a partial Mid-Rise Floor or High-Rise Floor, the size (which for a partial floor shall be not less than 30,000 Rentable Square Feet), and layout of which shall be designated by Landlord in the FES Availability Notice.
First Expansion Space. See SECTION 2.7.
First Expansion Space means all or any portion (subject to Landlord’s reasonable approval of the location of the portion, if any, of the First Expansion Space which does not constitute a full floor) of the ninth (9th) floor of the Building. Landlord represents that the rentable square footage of the entire ninth (9th) floor is 25,629 rsf. To the extent Tenant, pursuant to the terms of Subsection 32.02 hereof, elects to lease a portion of the ninth (9th) floor, the rentable square footage of such partial floor shall be determined by Landlord’s architect pursuant to BOMA/ANSI Z65.1 – 1996 standard with application of a 1.1476 rentable to useable factor.
First Expansion Space means a portion or portions of the Building, Plaza I, Plaza II, Plaza III, Plaza IV, Plaza V, Plaza VI, Xxxxx XXX, Xxxxx XXXX xx Xxxxx XX xxxxxxxxxx by Landlord in its sole discretion and containing approximately 140,000 RSF; provided that the First Expansion Space shall consist of not more than two (2) blocks of approximately 70,000 RSF each, with the space in each such block being contiguous and with all of such First Expansion Space being located in the same elevator bank in the building in which such First Expansion Space is to be located. Any dispute between Landlord and Tenant as to the RSF of the First Expansion Space or the RSF of the building in which the First Expansion Space is located pursuant to this Section if other than the Building shall be resolved in accordance with Section 2.01.
First Expansion Space. See Section 2.7.
First Expansion Space means approximately two thousand rentable square feet located contiguous to the Premises on the sixth (6th) floor of the Building in a location designated, as shown on Exhibit A, approximate to corresponding gridlines R through P and quadrants 17 through 19.
First Expansion Space means the approximately 26,148 square feet of Rentable Area which is located on the 5th floor of the Tower and which is depicted on Exhibit Q-1 that is attached to this Second Amendment.
