Upon entering into this Extension, the Holder hereby waives all Events of Default, known or unknown to the Holder, by Borrower prior to the Effective Date.

If Tenant does not diligently pursue the Cannabis Approvals and/or is unable to establish or maintain the Cannabis Approvals following the Effective Date of this Lease, or at any time throughout the Term of the Lease, Landlord at any time, shall have the right upon written notice to Tenant, in ▇▇▇▇▇▇▇▇’s sole discretion, and at no cost or expense to Landlord, to cause the Cannabis Approvals to be obtained on Tenant’s behalf (and ▇▇▇▇▇▇ agrees to promptly cooperate with such efforts).
