Streetscape. Where lots have a frontage of 12 metres or less, garages may exceed 50% of the primary lot frontage to a maximum of 60% of the primary lot frontage.
Streetscape. The architectural character of a block face or group of block faces in an APE that might be affected by an undertaking. The components of a streetscape include scale, massing, form, materials, and other architectural characteristics that visually unite a block face.

Streetscape. To reflect the character of the existing neighbourhood, the main floor units facing Larch Street, the abutting property at civic no. ▇▇▇▇ ▇▇▇▇▇ ▇▇▇▇▇▇ and Coburg Road are required to have individual unit entries. Corner units are permitted to have the individual entry located on either street frontage, but shall not be required to be located on both street frontages. Dwelling unit variation is required in the building with a minimum of 25% of units containing two or more bedrooms, with a minimum unit size of 83 square metres. Further, each floor of the building shall contain a mix of unit types per floor, with a minimum of two 2-bedroom units per floor. This mix will help to increase the diversity of unit type and encourage larger units potentially appropriate for larger households.
Streetscape. The Consultant shall prepare landscape recommendations, including tree plantings and other appropriate features.
Streetscape. The elements that make up a street and that define its character, including building frontage, street furniture, landscaping, awnings, signs and lighting. Streetscape i. The Owner agrees to construct streetscape improvements along S. Maple Avenue and W. Annandale Road in conformance with the CDP.
ii. The Owner agrees to maintain the streetscape improvements (excluding maintenance of and cost of electricity for City standard streetlights) constructed as part of this Project as long as the building exists. The terms of such maintenance responsibilities will be set forth in a Streetscape Maintenance Agreement to be negotiated between the Owner and the City, which agreement will be finalized, approved by the City Manager, and executed by the Owner prior to issuance of the first certificate of occupancy for the Project.
iii. The Owner shall install an exterior electrical outlet (duplex outlet) and exterior water bib every 100 linear feet along S. Maple Avenue and W. Annandale Road along the building face.
Streetscape o Inventory of all current streetscape improvements First-Last Mile o The AECOM Team will conduct a first/last mile analysis of the project area to identify linkages to the two Metrolink Stations, key access points, and destinations. Our team will conduct an in-the-field walk audit of the station areas using the Metro first/last mile methodology and will examine the current walking and rolling experience. The AECOM Team will then develop a recommended pathway network that will link the stations to their surroundings. The first/last mile package will include a recommended network comprised of Arterials, Collectors, and Cut Through pathways, as well as a recommended district-wide signage map.
Streetscape. 13.1. Metrolinx will pay for the repair or replacement of any and all roads, sidewalks trees, parks, plants and streetscape generally damaged by the Project (collectively, the “Streetscape”). Any such damaged Streetscape will be restored or replaced on a like for like basis to a standard commensurate in cost with the cost of repairing and replacing comparable streetscape in the vicinity of the Project at the date of this Agreement, as agreed to by the City and Metrolinx, acting reasonably during the Pre-Market or the In-Market Period in sufficient time to enable it to be included in the PSOS (the “Streetscape Standard”). Any upgrades from the Streetscape Standard requested by the City will constitute Additional Infrastructure and be dealt with in accordance with the terms of this Agreement applicable to Additional Infrastructure.
13.2. Without limiting the generality of any other provision of this Agreement, Metrolinx will endeavour to mitigate impacts to Streetscape resulting from the Project at its expense and in accordance with its obligations and commitments. Metrolinx will consult with the City regarding such mitigation measures, and changes to such measures from time to time.
