Professional Management. Tenant shall manage and operate the Premises and perform its duties under this Lease in a manner consistent with the standards followed by Landlord and other first-class institutional owners and management companies that are managing Comparable Buildings (the “Management Standard”).
Professional Management. User shall contract with professional management team capable of operating and promoting Laser Storm Components. Manager shall operate and maintain all Components, inventory, equipment, designated laser tag area, supplies and materials used in connection therewith, in a manner calculated to enhance the reputation of the facility with its customers. Manager agrees to use its best efforts in managing said facility in order to provide the maximum economic return consistent with professional management standards. Manager shall have full power and authority to manage the facility and shall be responsible for directing its supervisors and employees as to the manner and means of accomplishing the work required to be performed. Performance criteria on the part of Manager shall be consistent User's and Company's standards. Performance criteria is defined as properly managing and promoting the facility to ensure facility runs at its full potential during normal operating hours. User/Manager shall provide a professional, clean, safe, and fun environment. Staff shall also be of the same professional caliber. Planet Kidz, Inc. has been hereby accepted and approved by the Company as User's designated manager.
Professional Management. Tenant shall perform its duties with respect to the Tenant Maintenance Items in a manner consistent with the standards followed by the Landlord and other first-class institutional owners and management companies that are managing Comparable Buildings (the “Management Standard”).
Professional Management. The Contractor will ensure that a professionally qualified, maintenance manager will be responsible for implementation of the Maintenance Programme.
Professional Management. Tenant shall manage and perform (or shall cause a third-party property management company to perform) its duties under this Article 7 in a manner consistent with the standards followed by first-class institutional quality owners and management companies that are managing and operating the Comparable Buildings (the "Management Standard"). Any third-party property management company shall be subject to Landlord's approval, not to be unreasonably withheld, conditioned or delayed.
Professional Management. Notwithstanding anything to the contrary contained in this Declaration, Declarant shall have the exclusive right to manage or designate a Managing Agent for the Property and to perform all or any of the functions of the Association until the expiration of the Development Period. Declarant may, at its option, engage the services of a Managing Agent, including a Managing Agent affiliated with Declarant, to perform such functions, and, in either case, Declarant or such Managing Agent shall be entitled to reasonable compensation for its services. No contract or agreement for professional management of the Association, nor any other contract between Declarant and the Association, shall be for a term in excess of three (3) years. Any such agreement or contract shall provide for termination by either party with or without cause and without payment of any termination fee upon written notice of ninety (90) days or less.

Pursuant to its powers under Section 3.06 of this Agreement, the Board shall appoint co‐administrators consisting of: (a) an investment advisor registered under the Investment Advisors Act of 1940, and (b) a broker‐dealer and municipal advisor registered under the Securities Exchange Act of 1934, to provide services to FLSTAR. The Initial Trustees have by this Agreement appointed HTS and JPMIM to serve as Co‐Administrators. The Board will take such actions (including, without limitation, negotiation of the Co‐Administration Agreement) and will execute and deliver the Co‐Administration Agreement and any other agreements, certificates, instruments, and documents as shall be necessary or desirable to appoint HTS and JPMIM.

No contract or agreement for professional management of the Association, nor any contract between Developer and the Association, shall be for a term in excess of three (3) two (2) years. Any such agreement or contract shall provide for termination by either party, with or without cause and without any termination penalty, upon delivery of not more than ninety (90) days' written notice as provided therein.
