Perimeter Walls. Masonry block walls exposed to the outdoor elements shall be sealed, painted and insulated. All exterior walls shall be insulated to a minimum R-13 rating and have a vapor retarder of 1 perm or less. Insulation and vapor retarder shall extend to the horizontal roof or ceiling plane of insulation to create a tight envelope. All perimeter wall openings shall be sealed and insulated. Walls dividing leased area from any adjacent space shall be of full height from floor to underside of roof.
Perimeter Walls. The interior side of all perimeter exterior walls shall be unframed and uninsulated, in an “AS IS” condition. All columns and intermediate locations throughout the perimeter of the building and including all intermediate columns within the Premises shall not be improved.

Shower Facilities: Ground floor restrooms to include two shower stalls each in men's and women's. One shower stall in each to be ADA compliant.
Perimeter Walls. 5. PERIMETER WALLS: Interior surfaces of interior walls will be clean. Steel 5/8" drywall finish including painting and/or any studs and insulation will be applied as required to other approved finish to be applied over drywall or meet energy code. System will be coordinated with concrete. Base as required by Tenant partition plan. window and doorframes to align with any required Tenant application of 5/8" drywall finish.
