Operating Expense Base Sample Clauses

Operating Expense Base. The “Operating Expense Base” (as that term is defined in Paragraph 3(a) of the Lease) with respect to the Second Additional Premises shall be the calendar year 2004. The “Initial Year” (as that term is defined in Paragraph 3(a) of the Lease) with respect to the Second Additional Premises shall mean the period of time from the Effective Date until the end of the calendar year 2004. The “Real Estate Taxes Base” (as that term is defined in Paragraph 3(a) of the Lease) with respect to the Second Additional Premises shall be the calendar year 2004. The Operating Expense Base, Initial Year and Real Estate Taxes Base with respect to the Original Premises and the Additional Premises shall remain as stated in the Original Lease and the First Amendment and shall not be modified hereby.
