Lessor's Right. After giving 24 hour written notice to Lessee, Lessor or its duly authorized representatives, or agents may enter upon said Premises at reasonable times during regular business hours during the term of this Lease for the purpose of determining whether Lessee is in compliance with the terms and conditions of the Lease or for any other purpose incidental to the rights of Lessor. If an emergency occurs, entry may be had at any time without prior written notice; should an emergency entry occur, Lessor will so notify Lessee in writing on the next regular business day. Such rights include the right to show the Premises to prospective purchasers, lenders, appraisers, inspectors, engineers, etc.
Lessor's Right. Lessor's right to assign this Lease or sell or convey the Building and/or the leased premises is and shall remain unqualified. Upon any said assignment, sale or conveyance, and the assumption for the benefit of Tenant of all the Lessor's obligations hereunder, the assigning, selling or conveying Lessor shall not be subject to any liability resulting from any act.
Lessor's Right. In the event that Lessee does not pay before delinquent any taxes, assessments or other charges to be paid hereunder by Lessee, Lessor shall have the right to make such payment and to thereupon charge Lessee for the amount of such payment, together with interest thereon from the date of such payment to the date of repayment by Lessee to Lessor at the rate of twenty percent (20%), per annum.
Lessor's Right. Lessor shall have the right, but shall not be required to do so, to pay such sums or do any act which requires the expenditure of monies which may be necessary or appropriate by reason of the failure or neglect of Lessee to perform any of the provisions of this Lease (such right (other than performance requiring the payment of monies) to be exercised upon the expiration of applicable grace periods, except when caused by an emergency), and in the event of the exercise of such right by Lessor, Lessee agrees to pay to Lessor forthwith upon demand such sums; and if Lessee shall default in such payment, Lessor shall have the same rights and remedies as Lessor has hereunder for the failure of Lessee to pay Rent.

Such rules and regulations shall, when communicated in writing to Lessee, form a part of this lease. (c) Sale or Rent (c) To display a "For Sale" sign at any time, and also, after notice from either party of intention Sign, to determine this lease, or at anytime within six months prior to the expiration of this lease, a "For Rent" Prospective sign, or both "For Rent" and "For Sale" signs; and all of said signs shall be placed upon such part of the Purchasers premises as Lessor may elect and may contain such matter as Lessor shall require. Persons authorized by or Tenants Lessor may inspect the premises at reasonable hours during the said periods. (d) Discontinue (d) Lessor may discontinue at any time, any or all facilities furnished and services rendered by Facilities Lessor not expressly covenanted for herein or required to be furnished or rendered by law; it being and Service understood that they constitute no part of the consideration for this lease.

Lessor's Right. TO MAKE ALTERATIONS AND ------------------------------------------- ADDITIONS: --------- Lessor hereby reserves the right at any time to make reasonable alterations or additions to the complex or any other portion of the building in which the demised premises are contained, to build adjoining the same or within any other portion of said commercial complex, and to reasonably change, alter or modify the parking areas, roadways, ramps, and landscaping, and Lessee hereby agrees to this provision with the understanding that Lessee shall not in any way prevent, interfere with or obstruct the undertaking of any such alterations or additions by Lessor; provided, however, that the alterations and additions of Lessor shall not unreasonably interfere with the operation and conduct of Lessee's business or Lessee's use of the premises. The parties shall reasonably cooperate so as to allow Lessor to make reasonable additions and improvements while at the same time not unreasonably interfering with Lessee's business or Lessee's use of the premises.
Lessor's Right to Cure Lessee's Lease Defaults. Lessor, without waiving or releasing any obligation or Lease Event of Default, may (but shall be under no obligation to) remedy any Lease Default or Lease Event of Default for the account and at the sole cost and expense of Lessee, including the failure by Lessee to maintain the insurance required by Article XIV, and may, to the fullest extent permitted by law, and notwithstanding any right of quiet enjoyment in favor of Lessee or any other person, enter upon any Site or location where Units of Equipment are maintained for such purpose and take all such action thereon as may be necessary or appropriate therefor. No such entry shall be deemed an eviction of Lessee. All reasonable out-of-pocket costs and expenses so incurred (including fees and expenses of counsel), together with interest thereon at the Overdue Rate from the date on which such sums or expenses are paid by Lessor, shall be paid by Lessee to Lessor on demand.
Lessor's Right. It is further understood and agreed by Lessee that Lessor's rights to Premises are paramount to this Lease. Lessee shall in no way interfere, or permit or tolerate interference with Lessor's right to use, access or possess the Premises.
