Internal Roads. Metalled roads, finished with carpet and seal - coat cover W.B.M. including pathways (brick/concrete) paving stones, if any.
Internal Roads. In connection with development of Planning Area 1, and prior to issuance of certificates of occupancy for buildings in Planning Area 1, the Owner will construct Project accesses and internal roads approximately as shown on PCI Plan Sheet SP-3. These roads will be private roads designed to the road standards described and depicted in the PCI Plan at pages IV-31 through IV-32 and PCI Plan Sheet SP-3. The Owner may modify the locations of access points and internal roads in Planning Area 1 depicted in the PCI Plan as provided in Paragraphs 7.1 and 7.2 of this Agreement. The locations of access points and internal roads within Planning Areas 2 and 3 will be reviewed and approved in connection with development of those Planning Areas.
Internal Roads. Roads in the operating Landfill shall be graded as necessary to maintain smooth, well drained surfaces. During dry periods, these operating roads shall be sprayed with water as necessary to reduce and minimize dust.
Internal Roads. All roads within the confines of a Development Pod shall be deemed "Internal Roads." All Internal Roads shall be designed for local access, 30 feet wide, with a 50 right-of-way, all in accordance with the cross-section schematic attached as Exhibit 4 to this Agreement. All Internal Roads shall be designed to drain towards a collection ditch or biofiltration swale adjacent to the edge of pavement. Curbs, gutters and sidewalks shall not be required. To facilitate snow plowing activities in the area, a 5 foot easement immediately adjacent to any Internal Road will be recorded against all lots fronting the Internal Road. Roads have been designed in accordance with these requirements. Refer to sheets RS-01 to RS-03 of the Preliminary Engineering Plans for details which also contains notes regarding easement for snow removal. Xxxxxx adjacent to roadways have been utilized where road grades allowed. Bioswales have also been designed to provide water quality treatment immediately upstream of the proposed storm water detention facilities. 2.2 All roads within City Heights outside Development Pods which connect Development Pods to one another or to the general road network beyond City Heights shall be deemed "Collector Roads." All Collector Roads shall have a 45' right of way, inclusive of 28' of hard surface comprised of 22' of travel lanes and 3' of shoulders on either side of the travel lanes, and shall be constructed in accordance with the applicable cross-section schematic attached as Exhibit 6 to this Agreement. All Collector Roads shall be designed to drain towards a collection ditch or bio-filtration swale adjacent to the edge of pavement. All Collector Roads between the point of connection with existing City streets and their point of entry into Development Areas shall be developed with hard-surfaced pedestrian trails of a width sufficient to safely accommodate 2 pedestrians travelling in opposite directions, which trails shall to the fullest extent practicable be off-set from and parallel to the hard-surface roadway of said Collector Roads. All Collector Roads should be aligned with existing City streets at intersections creating 90 degree cross or "T" intersections. Summit View Drive and Columbia Avenue shall be deemed "Collector Roads" to the extent within the Property, as shall Xxxxxxxxxx Avenue, to the extent within the Property and extending northward as far as Sixth Street. Internal Roads. The Concessionaire shall provide good quality motorable roads within the Site which shall meet the minimum criteria as set out in Table 2.4.
Internal Roads. The Project will contain a network of interior gravel roads and several gravel staging areas. Landscape. The Project will employ industry standard best practices to reduce erosion (to be incorporated into our future Storm Water Pollution Prevention Plan as a part of the State of Colorado Construction General Permit) and mitigate noxious weeds. The finished landscape will be achieved by drill-seeding native drought-tolerant low-growth grasses. Vegetation will be maintained as needed and weeds mitigated according to the standards of the Dove Creek Mandatory Weed Control District, Colorado Revised Statutes 35-5.5-101 et seq., and in collaboration with Noxious Weed Manager Xxx Xxxxxxx, operating under Article IV §2(C) of the LUR.
