Illegal Activities. Seller shall not engage in any conduct or activity that could subject its assets to forfeiture or seizure.

Illegal Activities. 2.3.1 You must not use or allow your Property (including garages, outhouses) to be used for criminal, illegal or immoral acts. This includes but is not limited to: cultivating or manufacturing, selling or conspiring to sell, using, possessing or dealing in “controlled drugs” which are defined by Xxxxxxx 0 xx xxx Xxxxxx xx Xxxxx Xxx 0000; the storage or manufacture of unlicensed firearms and/or offensive weapons; handling or storing stolen or counterfeit goods including Vehicles; using your Property as a brothel or for prostitution in the Locality of your Property; or storing or distributing racial, offensive or illegal material.

Xxxxxx agrees to reimburse Landlord for any fines or penalties assessed against the Landlord resulting from the conduct of the tenant, tenant's family, guests, invitees, etc. Any such fines or penalties shall be considered additional rent.

This includes prostitution, storing or distributing racist or illegal pornographic material, selling or dealing in any illegal or controlled drugs or storing or handling stolen goods or vehicles.
