Compliance With Policy Requirements. Lessee shall not violate or permit to be violated any of the conditions, provisions or requirements of any insurance policy required by this Exhibit D, and Lessee shall perform, satisfy and comply with, or cause to be performed, satisfied and complied with, all conditions, provisions and requirements of all insurance policies.

Tenant agrees that it will not keep, use, sell or offer for sale in or upon the Premises any article which may be prohibited by any insurance policy in force from time to time covering the Property or any portion of the Property or any personal property located within the Property (collectively the "Insured Property"). Tenant shall not do or permit to be done anything which will invalidate or increase the cost of any insurance covering the "Insured Property" and shall comply with all rules, orders, regulations and requirements of the Pacific Fire Rating bureau or any other organization performing a similar function. In the event Tenant's occupancy or conduct of business in or on the Premises, whether or not Landlord has consented to the same, results in any increase in premiums for the insurance carried from time to time by Landlord with respect to the Insured Property, Tenant shall pay any such increase in premiums as additional rent within ten (10) days after being billed therefor by Landlord. In determining whether increased premiums are a result of Tenant's use or occupancy of the Premises, a schedule issued by the organization computing the insurance rate on the Insured Property or the Landlord's Work showing the various components of such rate, shall be conclusive evidence of the several items and charges which make up such rate. Tenant shall promptly comply with all requirements of the insurance authority or of any insurer now or hereafter in effect relating to the Insured Property.
