These studies will allow you to further accomplish your City Council’s goals related to housing. We have extensive housing experience, but unlike some consulting firms, we do not robotically generate boilerplate housing studies. Instead, we propose to work with you to tailor an approach that recognizes the City’s unique culture, strengths, challenges, and opportunities. We want to facilitate a process that ultimately helps you to give your best advice to the Council and provides them with the information they need to make the decisions they believe to be the best for your community. There are some key points that guide the approach we propose to take to this assignment. First, Shoreview is a successful community by many measures. It is a planned community that has successfully developed in accordance with its adopted layouts. As the City approaches full development, you have many stable and prosperous neighborhoods and well earned community pride. We would not start any community housing conversations with the idea that anything is broken. Second, we do not believe it is our role to make any assumptions about the choices the Council should ultimately make regarding the future of housing in the City. Our responsibility is to provide objective information about community demographics, the current housing stock and its condition, as well as regional housing trends. Our market research will identify the demand for various housing types, but we will not presuppose the needs the Council should respond to considering those market conditions. Finally, one of the things that distinguishes our firm is that we also have extensive private residential development experience. This experi...
