CAM Expenses definition

CAM Expenses. As defined in Section 10.2(c)(ii).
CAM Expenses shall have the meaning set forth in Section 4.02B hereof.
CAM Expenses means any costs and expenses incurred by Landlord or any 43 Landlord Entity with respect to the ownership, operation, maintenance, repair and/or replacement of any 44 portions of the World Trade Center (other than the Land and the Building) and any facilities or areas 1 outside of the Real Property, including any such costs and expenses incurred pursuant to the REOA and 2 any costs paid by Landlord under the REOA.

Examples of CAM Expenses in a sentence

  • Landlord may cause any or all of such services to be provided by third parties and the cost of such services shall be included in CAM Expenses.

More Definitions of CAM Expenses

CAM Expenses means all direct and indirect costs and expenses paid or incurred by Landlord in connection with the ownership, management, operation, maintenance, replacement, and repair of the Property or providing services in accordance with this Lease including without limitation Section 6.1 below and, including, but not limited to, all utilities; management fees and expenses; snow and ice and mud removal (if ever applicable); maintenance of the fire suppression systems, if any; accounting and other professional fees and expenses; painting the exterior of the Property or any structures; maintaining and repairing the foundations, the exterior walls and roof, the parking and loading areas, the sidewalks, landscaping and common areas, and the other parts of the Property; costs and expenses required by or resulting from compliance with any laws, ordinances, rules, regulations or orders applicable to the Property; and costs and expenses of contesting by appropriate proceedings any matter concerning managing, operating, maintaining, replacing or repairing the Property, or the validity or applicability of any law, ordinance, rule, regulation or order relating to the Property, or the amount or validity of any Property Taxes. CAM Expenses shall not include Property Taxes, Insurance Costs, charges payable by Tenant pursuant to Section 3.5 hereof, depreciation on the Property, costs of tenants’ improvements, real estate brokers’ commissions, interest, or capital costs for major roof or major parking lot replacement or restoration work necessitated by fire or other casualty damage to the extent of net insurance proceeds received by Landlord with respect thereto.
CAM Expenses. As defined in Section 3.2(a)(iv)(A).
CAM Expenses means common operating costs and expenses, including without limitation insurance, real estate taxes, certain capital items customarily payable by shopping center tenants (such as parking lot repaving), and an administrative fee, payable by Tenants under Leases.
CAM Expenses means all payments actually made by a Seller through the Statement Date for common area maintenance charges and other operating expenses, and which shall be shown on the CAM Proration Statement. Unpaid invoices and other amounts due for CAM Expenses shall be prorated as of the Statement Date based on a 365-day year or such other period as may be covered by the applicable invoice.

CAM Expenses means all costs and expenses paid or incurred by Landlord in connection with the ownership, management, operation, maintenance or repair of the Premises, the Building and the Project or providing services in accordance with this Lease, including but not limited to the following, to the extent that each relates to the ownership, management, operation, maintenance and repair of the Premises, the Building and the Project: permit and inspection fees; electricity, gas, fuel, steam, heat, light, power, water, sewer and other utilities; management fees equal to three percent (3%) of net revenues (net revenues being gross revenues less (a) the management fee and (b) that portion of amortized Capital Costs attributable to the year in question) attributable to the Building and related expenses; security, guard (although Landlord shall be under no obligation to provide security or guard services), extermination, water treatment, garbage and waste disposal, rubbish removal, janitorial services, plumbing and other services; maintenance of the fire suppression systems; landscape maintenance; supplies, tools, materials and equipment; accounting and other professional fees and expenses; painting the exterior of the Project; maintaining and repairing the exterior walls and roof membrane, the parking and loading areas, the sidewalks, landscaping and common areas, and the other parts of the Project; costs and expenses required by or resulting from compliance with any laws, ordinances, rules, regulations or orders applicable to the Project; Capital Costs; annual interest on any portion of unpaid Capital Costs which are amortized, as provided below, at an interest rate equal to the rate specified in SECTION 3.4; and costs and expenses of contesting by appropriate proceedings any matter concerning managing, operating, maintaining or repairing the Project, or the validity or applicability of any law, ordinance, rule, regulation or order relating to the Project, or the amount or validity of any Property Taxes.
