With respect to each Mortgage Loan, the sum of (i) the Designated Rate, (ii) the applicable Servicing Fee Rate, (iii) the premium rate on any lender-provided mortgage insurance and (iv) in the case of any Employee Mortgage Loan, the Employee Discount Rate, if applicable.
