Landlord may remove any signs (which have not been first approved in writing by Landlord), advertisements, banners placards or pictures so placed by Tenant on or within the Leased Premises, the exterior of the Building, the Outside Areas or the Property and charge to Tenant the cost of such removal, together with any costs incurred by Landlord to repair any damage caused thereby, including any cost incurred to restore the surface upon which such sign was so affixed to its original condition. Tenant shall remove all of Tenant's signs, repair any damage caused thereby, and restore the surface upon which the sign was affixed to its original condition, all to Landlord's reasonable satisfaction, upon the termination of this Lease.
Signs means any structure, device or contrivance, electric, and all parts thereof which are erected or used for advertising or other purposes upon, or within which any power, bill, bulletin, printing, lettering, painting, device or any other advertising or information of any kind or nature is used, placed, painted, posted, tacked, nailed, pasted or otherwise fastened of affixed.
