Second Expansion Premises definition

Second Expansion Premises and together with the First Expansion Premises and the Original Premises, the “Leased Premises”);
Second Expansion Premises and together with the First Expansion Premises, MCI Premises (as incorporated below) and the Original Premises, the “Leased Premises”);
Second Expansion Premises means approximately 8,971 rentable square feet of office space, as shown on the plan attached hereto as Exhibit A as “Vapotherm 2nd Expansion est. 8,971 SF”. The First Expansion Premises and the Second Expansion Premises shall be collectively referred to herein as the “Expansion Premises”. Prior to the Second Expansion Date, each party shall have the right to have the rentable square feet of the Second Expansion Premises measured in accordance with the terms of the Existing Lease. Effective as of the Second Expansion Date, and continuing through the expiration or earlier termination of the term, Tenant shall be entitled to possession of the Original Premises and the Expansion Premises, and all references in the Lease to the “Premises” shall refer collectively to the Original Premises and Expansion Premises, and shall consist of a total of 79,952 rental square feet (subject to each party’s right to re-measure the Second Expansion Premises).

Examples of Second Expansion Premises in a sentence

  • In addition to the Existing Premises, commencing on the Second Expansion Premises Commencement Date (as defined below), Landlord leases to Tenant, and Tenant leases from Landlord, the Second Expansion Premises.

  • No modification, waiver or amendment of this Second Expansion Premises Work Letter or of any of its conditions or provisions shall be binding upon Landlord or Tenant unless in writing signed by Landlord and Tenant.

  • Whenever consent or approval of either party is required under this Second Expansion Premises Work Letter, that party shall not unreasonably withhold, condition or delay such consent or approval, unless expressly set forth herein to the contrary.

  • Neither Tenant nor any Tenant Party (as defined in the Lease) shall interfere with the performance of Landlord’s Work, nor with any inspections or issuance of final approvals by applicable Governmental Authorities, and upon any such interference, Landlord shall have the right to exclude Tenant and any Tenant Party from the Second Expansion Premises until Substantial Completion of Landlord’s Work.

  • In case of a conflict between the terms of the Lease and the terms of this Acknowledgment of Second Expansion Premises Commencement Date, this Acknowledgment of Second Expansion Premises Commencement Date shall control for all purposes.


More Definitions of Second Expansion Premises

Second Expansion Premises means the additional space described in the preceding paragraph; the term Sublease Premises shall mean and include the Initial Sublease, the Expanded Sublet Premises and the Second Expansion Premises (collectively the “Sublease Premises”);
Second Expansion Premises means the additional 17,248 square feet added to the current premises pursuant to the Nashville Lease.
Second Expansion Premises means the area on the first floor of the Building comprising 1,883 rentable square feet, as more particularly shown on Exhibit B-3 attached hereto and made a part hereof.
Second Expansion Premises and “Senior ROFO Space” shall refer to (i) if Tenant shall exercise the First Expansion Option with respect to the North Eighth Floor Premises only, the South Eighth Floor Premises, or (ii) if Tenant does not exercise the First Expansion Option, the Eighth Floor Premises, and (d) if Tenant shall exercise the First Expansion Option with respect to the Eighth Floor Premises, the Second Expansion Option shall be null and void.
Second Expansion Premises. That portion of the 2400 Building, containing approximately 10,516 rentable square feet, as determined by Landlord, as shown on Exhibit C to the Fourth Amendment.
Second Expansion Premises shall have the meaning given that term in subparagraph 3(c) of Schedule "C";
