The increase is to be calculated according to the rise in the Retail Prices Index from the start of the Tenancy or the anniversary date whichever is the later.
NH may at its discretion, but no more than once in any calendar year, vary the recurring charges under this Agreement provided that the percentage increase shall be no greater than an amount equivalent to any increase in the Retail Prices Index (or any replacement index) published by the Government or competent authority at any time in the past twelve months plus two percent (2%).
