Borrower shall pay (or cause to be paid) all costs of such Restoration whether or not such costs are covered by insurance; provided, to the extent Lender is holding any insurance proceeds, such payment shall be subject to Lender’s disbursement of such insurance proceeds therefor to the extent Lender is required under this Agreement to make such disbursement.
Borrower and/or Mortgage Borrower shall pay (or cause to be paid) all costs of such Restoration, whether or not such costs are covered by Net Proceeds, provided, to the extent Lender or Mortgage Lender is holding any Net Proceeds, such payment shall be subject to Lender’s or Mortgage Lender’s disbursement of such insurance proceeds therefore to the extent Lender or Mortgage Lender, as applicable, is required under this Agreement and/or the Mortgage Loan Agreement (as applicable).

If the Condemnation results in material damage to the Property, Borrower and Mortgage Borrower shall promptly commence and diligently prosecute to completion the Restoration.
Borrower and Mortgage Borrower shall promptly commence (or cause to be commenced) and diligently prosecute to completion the Restoration of such Property as nearly as possible to the condition such Property was in immediately prior to such Casualty, with such alterations as may be legally required or otherwise approved by Lender, such approach not to be unreasonably withheld, conditioned or delayed.
