Office Section definition

Office Section means the seven (7) levels of office area in four so-called “Towers” (denoted, respectively, as “One ▇▇▇▇▇▇ Place”, “Two ▇▇▇▇▇▇ Place”, “Three ▇▇▇▇▇▇ Place” and “Four ▇▇▇▇▇▇ Place” or as “Tower 1”, “Tower II”, “Tower Ill” and “Tower IV”, respectively), containing approximately 867,564 square feet of rentable floor area constituting a portion of the building (the “Building”) located at the aforesaid address. The Building also contains retail shopping, restaurant, parking and other facilities, which are not included within the Office Section. The Building does not, however, include the hotel or residential portions of the Property or the pedestrian bridges. The provisions set forth in this lease are the result of a negotiation in which the parties were represented by counsel experienced in lease transactions of office space in the Commonwealth of Massachusetts. Each of the provisions was negotiated in view of the entire transaction including the type and location of the property, the rental, the term and the respective rights, obligations and remedies of the Landlord and Tenant. As a result, the rights, obligations and remedies which have been agreed to herein are, as negotiated, a part of the transaction as a whole and neither party intends that the absence of any particular remedy being specified for a particular action or lack of action by the other party imply that the parties intended any remedy not so specified. Without limiting the generality of the foregoing, in no event shall Tenant have the right to terminate or cancel this lease as a result of any default by Landlord or breach by Landlord of its covenants or any warranties or promises hereunder, except in the case of a wrongful eviction of Tenant from the demised premises (constructive or actual) by Landlord or as otherwise specifically set forth herein. In consideration of the covenants herein contained, Landlord and Tenant hereby agree as follows:
Office Section means that portion of the building (the "Building") located at the aforesaid address consisting of seven (7) levels of office area containing approximately 845,000 square feet of rentable floor area. The Building also contains retail shopping, restaurant, parking and other facilities, which are not included within the Office Section. The Building does not, however, include the hotel or residential portions of the Property or the pedestrian bridges. In consideration thereof, Landlord and Tenant covenant and agree as follows:
Office Section means that portion of the Building dedicated to office uses.

Examples of Office Section in a sentence

  • Any change in the Rentable Floor Area of the Office Section of the Building on account of casualty, condemnation, or other changes to the Building shall be determined from time to time by Landlord based on area computations supplied by Landlord’s architect, which determinations shall be conclusive.

  • Landlord and Tenant stipulate and agree that the Rentable Floor Area of the Premises originally leased to Tenant shall be conclusively deemed to be as specified in Section 1 and that the Rentable Floor Area of the Office Section of the Building is as specified in Exhibit B as of the date hereof.

  • The “Total Leased Rentable Floor Area” shall mean the sum of the Rentable Floor Area leased to all tenants of the Office Section of the Building over the course of a year, determined on the basis of a weighted averaging of the sum of the Rentable Floor Area leased to and occupied by all tenants of the Office Section of the Building receiving standard building services on each day of that year.

  • Landlord reserves the right from time to time to change or recalculate the total Rentable Floor Area of the Office Section as provided in Section 22.01 of the Lease and the Total Leased Rentable Floor Area of the Office Section of the Building based on changes in occupancy from time to time.

  • As used herein, “Tenant’s Proportionate Share” shall initially be as specified in Section 1 of the Lease, subject to adjustment from time to time to reflect the ratio in which the Rentable Floor Area of the Premises bears to the greater of (i) the total Rentable Floor Area of the Office Section of the Building, or (ii) the Total Leased Rentable Floor Area.


More Definitions of Office Section

Office Section means that portion of the Building dedicated to office uses. The square feet of Net Rentable Area included in the Office Section on each floor of the Building is set forth in Exhibit E.
Office Section means that portion of the Building from time to time dedicated to office uses. “Retail Section” means that portion of the Building from time to time dedicated to retail uses.
Office Section means that portion of the Building dedicated to office uses. The Net Rentable Area of the Office Section is currently 641,505 square feet.
Office Section means those portions of the Building comprising a part of LuCliff Place intended by the Landlord to be leased for office purposes and the Common Areas and facilities serving same.
Office Section means floors three (3) through thirty (30), inclusive of the Building, including the Rentable Area, the Common Areas and the Service Areas located on those floors, subject to such additions thereto or subtractions therefrom as the Landlord may designate from time to time in writing.
Office Section means that portion of the Building from to time dedicated to office uses, whether or not then leased or actually occupied by office tenants.
Office Section means those portions of the Complex designated by the Landlord for office purposes and which are leased or intended to be leased for office purposes (and which includes the Leased Premises), consisting of three (3) multi-storey office towers conjoined and constructed over a retail podium at grade and concourse level, including the entrances and entrance lobbies on court level, lobbies, corridors, elevators and other areas and Common Facilities, in each case within, serving or benefiting the Office Section, as the same may from time to time be altered, expanded or reconstructed, together with any other buildings or portions thereof which are intended to be leased for office purposes and which, by notice, are designated by the Landlord as part of the Office Section from time to time.
