Offered Space definition

Offered Space means the leasable space on the first (1st) floor of the Building as shown on Schedule One attached to this Lease; however, if, at any time, Tenant is leasing space on the first (1st) floor of the Building, then the “Offered Space” shall not include leasable space on the first (1st) floor that is not contiguous to the space then being leased by Tenant.
Offered Space means collectively the following, as shown on Exhibit B:
Offered Space means a minimum of one (1) full floor of leasable area in the Building, which is not already included in the Premises. For the avoidance of doubt, this one-time right of first offer shall not be triggered unless at least one (1) full floor in the Building is available (i.e., meaning if less than a full floor is available then Landlord shall be permitted to lease such partial floor without triggering Tenant’s right of first offer hereunder); provided, however, as set forth below in Paragraph (d), if Landlord desires to lease more than just the Offered Space to one tenant, Landlord may offer to Tenant pursuant to the terms hereof all such space which Landlord desires to lease, and Tenant must exercise its rights hereunder with respect to all such space and may not insist on receiving an offer for just the Offered Space. This is a one-time right and Landlord shall only be required to provide one (1) First Offer Notice to Tenant, irrespective if Tenant ultimately elects to exercise its right of first offer in response to such First Offer Notice or waive its rights under this Addendum Two in response to this First Offer Notice.

Examples of Offered Space in a sentence

  • In the board's view the synergistic effect of claim 7 does not necessarily concern an additional synergistic effect but could also be interpreted as relating to the most preferred synergistic effect, limiting the three alternatives of claim 1 to only one, namely the synergistic effect on food intake suppression.

  • Promptly after Tenant exercises this option (but in no event later than twenty (20) days after the Offer Notice), the parties shall enter into a supplemental agreement to this Lease incorporating the Offered Space as part of the Premises.

  • Landlord reserves the right to offer all or part of the First Offer Space in such size and configuration for the applicable Offered Space specified in any Landlord’s ROFO Notice hereunder as Landlord determines in its sole discretion.

  • If such lease is not signed within one hundred twenty (120) days after the time allotted for Tenant’s exercise of its right of first offer, Tenant’s right of first offer for such Offered Space shall revive and be in full effect.


More Definitions of Offered Space

Offered Space means any full floor in any building in the Project (it being agreed that Landlord shall only be required to offer to Tenant full floors and Landlord is entitled to lease to third parties any partial floors without being obligated to offer to Tenant such partial floors to Tenant under this Exhibit D).
Offered Space means The adjacent 85,893 SF unit currently occupied by Delta Apparel.

There shall be no "Offered Space" following the First Extension Term.
Offered Space means Tijuana Industrial Center #10, consisting of approximately 40,000 s.f. as more fully described on the attachment Exhibit B.
Offered Space means all of the remaining square feet of Rentable Area in the Office Area of the Project not originally included in the Premises other than the Excluded Space. Offered Space shall also include any portion of the Premises or Expansion Space for which Tenant exercises a termination right pursuant to Paragraph 1(e) of the Lease. The “Excluded Space” shall collectively mean (i) that certain 10,713 square feet of Rentable Area designated as Suite 2100 as shown on Exhibit L, (ii) that certain 4,562 square feet of Rentable Area designated as Suite 2210 as shown on Exhibit L, (iii) that certain 1,702 square feet of Rentable Area designated as Suite 2275 as shown on Exhibit L, (iv) that certain 6,605 square feet of Rentable Area designated as Suite 2110 as shown on Exhibit L, (v) the Expansion Space, (vi) any space surrendered pursuant to the Contraction Option in Addendum Five, (vii) any space originally included in the Premises which Tenant has subsequently surrendered, and (viii) subject to the terms of Paragraph (f) below, any Offered Space which is offered to Tenant pursuant to a First Offer Notice but Tenant fails to timely accept.
