Each Advance may be prepaid at any time in full or in part without premium or penalty, provided, however, that such prepayment (whether voluntary or involuntarily or following an Event of Default and acceleration or otherwise) shall be accompanied by an additional payment equal to the Minimum Return (if any).
To the extent Bank elects to use the insurance proceeds to reduce the Obligations for the applicable Advance in full, no Minimum Return shall be required to be paid by Borrower in connection with such application.
