Material Tenant definition

Material Tenant means any tenant of all or a portion of the Property under a Material Tenant Lease.
Material Tenant means a tenant occupying more than the greater of (x) 10,000 square feet or (y) ten percent (10%) of the total square feet for the related Mortgaged Property.

Examples of Material Tenant in a sentence

  • In the event Tenant performs or causes to be performed any test on or within the Premises for the purpose of determining the presence of a Hazardous Material, Tenant shall obtain Landlord’s prior written consent and use a vendor approved by Landlord for such testing.

  • In the event Tenant, in the normal course of operation of its business deals with the substances which may be considered Hazardous Material, Tenant shall be solely responsible for the proper use and disposal of such Hazardous Material in accordance with all applicable laws, and Tenant hereby agrees to indemnify Landlord with respect to the use and disposal of such Hazardous Materials (both during and after the Term) and shall provide Landlord with sufficient evidence of its compliance with the foregoing.

  • In addition to Tenant’s obligations under the Lease related to Hazardous Material, Tenant, at its sole cost and expense, agrees to cooperate with all inspections, legal requirements and Laws related to Hazardous Materials.

  • Tenant agrees to obey all laws and regulations concerning such Hazardous Materials and agrees to indemnify and hold Landlord harmless from and against all loss, claims, damages, suits (including reasonable attorneys’ fees and costs) in connection with any Hazardous Material Tenant, its agents, employees, sublessees, concessionaires or others shall bring upon or release in the Premises.

  • Tenant Changes which do not constitute Material Tenant Changes (collectively, “Permitted Tenant Changes”) may be made by Tenant without Landlord’s approval, provided that Tenant complies with the other applicable provisions of this Article 13.

Material Tenant means Polestar Xxxxx Limited, Polestar Holdings Limited, Polestar Xxxxx Bindery Limited, Polestar Magazines & Catalogues Limited, Watmoughs (Holdings) Limited, Polestar Group Limited and any other person that becomes a guarantor under the Occupational Lease dated on or about the date of this Agreement and made between the Borrower and Polestar Xxxxx Limited in accordance with the provisions of such lease provided that this shall not include any person that has been released as guarantor under such Occupational Lease in accordance with its terms with the prior written consent of the Agent (such consent not to be unreasonably withheld).
Material Tenant. Any Tenant and Tenants, as the context may require, occupying more than 7,500 square feet in any of the Properties or ground leasing any real property at any of the Properties listed in Sellers Disclosure Schedule.
Material Tenant means any of the following: (i) Deka, (ii) Deutsche Bundesbank, (iii) Franklin Texxxxxxx Xnvestment Services GmbH and (iv) any other tenant who has entered into a lease agreement with the Borrower which lease agreement generates or is expected to generate lease rentals in the amount of more than EUR 1,000,000 p.a.
