Upon the occurrence of an Event of Default, Landlord may exercise all rights and remedies under this Lease and the laws of the applicable Situs State that are available to a lessor of real and personal property in the event of a default by its lessee, and as to the Lease Collateral, all remedies granted under the laws of the applicable Situs State to a secured party under its Uniform Commercial Code.
This Lease constitutes a security agreement covering all such Lease Collateral.
Additionally, Tenant shall promptly execute such other separate security agreements with respect to the Lease Collateral as Landlord may request from time to time to further evidence the security interest in the Lease Collateral created by this Lease.
Create or permit to exist any Lien with respect to the Group III Collateral or the Master Lease Collateral now or hereafter existing or acquired, except for Permitted Liens.
