Landlord agrees that during the Term, neither Landlord nor any of its Affiliates shall, without the prior written consent of the Tenant (which consent may be withheld in Tenant’s sole discretion), build or otherwise participate in the development of a Greenfield Project within the Restricted Area.
Pursuant to Section 7.4(a), York and Morgantown each constitute a "Greenfield Project" in which Landlord has declined to participate and PNRC is an "Affected Facility".
