Each lease relating to Furniture and Fixtures used in a Branch is current and all rents, expenses and charges payable by Seller have been paid or accrued in accordance with the terms thereof.
Seller shall use its reasonable best efforts to renew or extend on a month-to-month basis, any lease relating to Furniture and Fixtures, that is currently in effect but that would otherwise expire on or prior to the Closing Date and will promptly notify Purchaser if it is unable to do so.
