Subtenant shall keep the FF&E in the same condition as exists on the date the Improved Space is delivered to Subtenant, ordinary wear and tear and damage by casualty excepted, and shall be responsible for all maintenance, repairs and replacements of the FF&E during the Term at Subtenant’s sole cost and expense.
Subtenant acknowledges it has inspected the FF&E and agrees to accept the FF&E “AS-IS,” “WHERE-IS,” and “WITH ALL FAULTS” as of the date hereof.
