The terms “Tenant” and “Tenants” shall refer to any and all current and future tenants, including, without limitation, the Existing Tenant, under any and all Leases affecting the Property.
No rent or other payment under the Existing Lease has been paid by the Existing Tenant for more than one (1) month in advance.
If AGENT places a Tenant and the Tenant buys the Property during the term of this agreement, or within 12 months after its termination, AGENT shall receive an Existing Tenant Sales Fee equal to four and a half percent (4.5%) of the gross sale price or $4,500, whichever is greater.
