Electric Rates shall be deemed to mean the rates for the comparable usage charged by the public utility company furnishing electrical energy to the Building, including but not limited to any charges or surcharges incurred or taxes payable by Lessor in connection therewith or increase or decrease thereof by reason of fuel adjustment or any substitutions for such Electric Rates or additions thereto.

Electric Rates shall be deemed to mean the rates at which Landlord purchases electrical energy from the public utility supplying electrical service to the Building, including any surcharges or charges incurred or taxes payable by Landlord in connection therewith or in connection with the furnishing of electrical energy by Landlord on a rent-inclusion basis or increase or decrease thereof by reason of fuel adjustment or any substitutions for such Electric Rates or otherwise.

Electric Rates shall be deemed to mean the actual rates at which Landlord purchases electrical energy from the public utility, alternative service provider, or any other Person supplying electrical service to the Building, including any discounts, surcharges or charges incurred, or utility taxes or sales taxes or other taxes payable by or imposed upon Landlord in connection therewith, or increase thereof by reason of fuel adjustment or any substitutions for such Electric Rates. Landlord and Tenant acknowledge that they understand that the electric rates, charges, taxes and other costs may be changed by virtue of peak demand, time of day rates, or other methods of billing, and that the foregoing reference to changes in methods or rules of billing is intended to include any such change; provided, however, if any change which results in an increase in the Electric Rate is due to the negligence or willful misconduct of Landlord or any other tenant in the Building, such increase shall not be charged to Tenant in the Electric Rates.

Electric Rates. (as hereinafter defined) for the relevant billing period, multiplied by (ii) the total kilowatt hours of consumption and kilowatt hours of demand recorded on Tenant's sub-meter or sub-meters during such billing period. If the amount billed by the public utility company providing electricity to the Building shall be retroactively increased or decreased for any billing period for which Tenant shall have paid Additional Rent pursuant to this Section 5.1, than such Additional Rent shall be accordingly adjusted, and Tenant shall pay any deficiency therein within five (5) days of demand therefore, of if there shall have been an overpayment, Landlord shall credit the amount thereof against the next succeeding payment of Additional Rent. The term "Electric Rate" shall mean the actual rate, including demand charges and taxes, at which Landlord purchases all electrical energy for the Building from the public utility company supplying such electrical energy. Landlord shall supply to Tenant, at Landlord's cost, all necessary sub-metering and wiring facilities and equipment.
