Cumulative Return definition

Cumulative Return means a cumulative, non-compounded return equal to 8% per annum on Invested Capital commencing upon acceptance by the Company of an investor's subscription.

Notwithstanding the foregoing, neither the Shares received by the Advisor or its Affiliates for any consideration other than cash, nor the Distributions in respect of such Shares, shall be included in the foregoing calculation. “Development Fee.” A fee for the packaging of a Property including negotiating and approving plans, and undertaking to assist in obtaining zoning and necessary variances and necessary financing for the specific Property, either initially or at a later date.
