First, to the payment of all fees and expenses actually incurred, including, without limitation, court costs, fees of appraisers, title charges, costs of maintaining and preserving the Collateral, costs of sale, and all other costs incurred by Lender, in exercising any rights accorded to Lender pursuant to the Loan Documents or by applicable law, including, without limitation, reasonable attorney's fees.
