Base Operating Cost definition

Base Operating Cost means the sum set forth in Section 1.9 hereof.
Base Operating Cost means the aggregate of all expenditures incurred by Landlord to maintain and operate the Building in a first class manner. All such expenses shall be determined in accordance with generally accepted accounting principles which shall be consistently applied. Base Operating Cost, as used in this Lease, shall mean all expenses, costs, and disbursements of every kind and nature which Landlord shall pay or become obligated to pay because of or in connection with the ownership and operation of the Building and the Parking Areas, including but not limited to, the following:
Base Operating Cost means the Operating Costs (as that term is defined herein) attributed to the Leased Premises as of the Commencement Date. Base Operating Cost shall be divided into two components: Operating Expenses and Real Estate Taxes. Each part shall be determined and assessed independent of the other. “Operating Costs” means Operating Expense and Real Estate Taxes combined.

  • Tenant shall be required to pay its Pro Rata Share (defined below) of Additional Rent applicable to the Suite 102 Premises as required by Section 5 of the Lease during the Suite 102 Premises Term with the qualification that the Base Operating Cost Year for the Suite 102 Premises shall be the calendar year ending December 31, 2015.

  • For the purpose of determining Operating Costs for the Base Operating Cost Year, in the event that less than ninety-five (95%) percent of the Building is occupied, costs which would be increased by additional occupancy, as reasonably determined by Landlord, shall be extrapolated to reflect 95% occupancy.

  • The Parties acknowledge that the L&ILW Fees, in respect of all low and intermediate level waste, other than low and intermediate level waste in respect of a Refurbishment, is a Base Operating Cost of the Generator.
