Applicable Capitalization Rate definition
Applicable Capitalization Rate means, with respect to any Real Property of a type set forth below, the percentage set forth below for such type of Real Property: LA Downtown Office Real Property: 6.0% Other Office Real Property: 7.0% Retail Real Property: 7.0% Hotel Real Property: 9.0%
Applicable Capitalization Rate means, for any Real Property, 8.65%, or such rate(s) as the Lender, taking into consideration such factors as the location or type of such Real Property, may establish on a prospective basis from time to time (but no more often than once in any calendar year) as the applicable capitalization rate for such Real Property.
Applicable Capitalization Rate means (a) 7.25% for Upscale, Upper-Upscale or Luxury (as defined by ▇▇▇▇▇ Travel Research or any successor thereto or substitute therefor reasonably acceptable to the Administrative Agent) Hotel Properties located in downtown or central business district locations in Boston, Chicago, Manhattan, San Francisco and Washington, DC and (b) 8.00% for all other Hotel Properties.
Examples of Applicable Capitalization Rate in a sentence
For any applicable Real Estate as of any date of determination, an amount equal to (a) the Net Operating Income for such Real Estate for the most recently completed full fiscal quarter annualized, divided by (b) the Applicable Capitalization Rate.
For any Real Estate as of any date of determination, an amount equal to (a) the Adjusted Net Operating Income for such Real Estate for the four (4) fiscal quarters most recently ended, divided by (b) the Applicable Capitalization Rate.

More Definitions of Applicable Capitalization Rate
Applicable Capitalization Rate shall have the meaning ascribed to such term in the Primary Credit Facility from time to time, and, if for any reason no Primary Credit Facility then exists or such term is no longer used therein, the Applicable Capitalization Rate most recently in effect. Notwithstanding the foregoing, in no event shall the “Applicable Capitalization Rate” applied under and pursuant to this Agreement at any time be 0.75% less than the related Applicable Capitalization Rate applied under and pursuant to the Primary Credit Facility as of the date hereof (i.e., in no event shall the Applicable Capitalization Rate for a Hotel Property be less than 7.00%).
