Lessee shall not knowingly permit any member of lessee’s household, or a guest or other person under Lessee’s control; to engage in unlawful activity, including drug related criminal activity, in the unit, in the common areas, or on the grounds of the Premises. Unlawful activities include, but are not limited to, acts of violence that damage or destroy the dwelling unit or disturb or injure other residents or anyone else in the unit, common areas, or on the grounds. “Drug-related criminal activity” means the illegal manufacture, sale, distribution, use, or possession with intent to manufacture, sell, distribute or use, of a controlled substance as defined in Section 102 of the Controlled Substances Act (21 U.S.C. 802). 7b. Tenant’s shall not engage in the sale of alcoholic drinks to minors or others (i.e. no blind pig activities).

The Tenant is responsible for cleaning out the apartment prior to vacancy. The apartment will be inspected prior to vacancy, if the apartment has not been cleaned, debris and garbage not removed, the Tenant agrees to pay for a cleaning service. Cleaning services must be paid for prior to vacancy. The Tenant shall give the Landlord prompt notice by text to phone and e-mail of any accident or defect in the unit’s systems that includes but is not limited to: water pipes, heating apparatus, electrical issues, and so on. The Tenant and any occupants of the premises and, including without limitation, any visitors, guests and business invitees shall not sell, distribute, cultivate, propagate or harvest any cannabis or cannabis plants within the meaning of the Cannabis Act, S.C. 2018. c. 16 and the Cannabis Act, 2017, S.O. 2017, c. 26 as amended from time to time, anywhere in or upon the premises rented by the Tenant, the building where Tenant’s premises are located or in any of the common areas or adjoining grounds of such building. Contravention of this provision shall be deemed to be a material breach of the lease and grounds for termination of the lease. Tenant Initials. [for units not yet separately metered and in live billing but expected to be in future] Upon the date when the electric and/or gas utility service have been separately metered for the Premises and live billing commences, a portion of the Rent shall be allocable to the electric and/or gas utility service for the Premises (the “Utility Baseline”), based upon a baseline set by Landlord using such data as the age and size of the Premises, type of construction, type of appliances, and other factors. On a monthly basis, Landlord will compare the actual, metered cost of electric and/or gas utility service for the Premises (the “Actual Utility Cost”) to the Utility Baseline and provide Tenant with notice of such costs (the “ Utility Notice”). If the Actual Utility Cost exceeds the Utility Baseline, Tenant shall pay Landlord the amount of such excess within 15 days after receipt of the Utility Notice. If the Actual Utility Cost is less than the Utility Baseline, the Tenant’s utility account shall be credited by such difference or, if the accumulated credit is over $15.00, refunded to Tenant.
