SUBSTITUTION OF SPACE. If, by reason of fire, wind, storm, or any other cause or condition beyond the control of GEM FAIRE®, INC., the exhibition complex selection by GEM FAIRE®, INC. becomes unavailable, Exhibitor hereby authorizes GEM FAIRE®, INC. to assign Exhibitor, in lieu of the space requested herein, such space, regardless of size or location, in such other building as GEM FAIRE®, INC. may be able to procure for the holding of such exhibition, regardless of the location thereof. Exhibitor shall use and occupy such substituted space at the same rent and under the same terms and conditions as are set forth in the contract, and GEM FAIRE®, INC. shall not be liable to Exhibitor for any loss or damage suffered by Exhibitor by reason of such unavoidable postponement and relocation of the exhibition.
SUBSTITUTION OF SPACE. LESSOR expressly reserves the right at LESSOR'S sole cost and expense, to remove LESSEE from the Leased Premises and to relocate LESSEE in some other space of LESSOR'S choosing of approximately the same dimensions and size within the Buildings, which other space shall be decorated by LESSOR at LESSOR'S expense. LESSOR shall have the right, in LESSOR'S sole discretion, to use such decorations and materials from the existing Premises, or other materials, so that the space in which LESSEE is relocated shall be comparable to its interior design and decoration to the Premises from which LESSEE is removed; provided, however, that if LESSOR exercises its election to remove and relocate LESSEE in other space within said Building, which is at that time leasing for a higher rate of Base Rental, then LESSEE shall not be required to pay the difference between the Base Rental of the Premises and the higher Base Rental of the space in which LESSEE is relocated. Nothing herein contained shall be construed to relieve LESSEE, or imply that LESSEE is relieved, of the liability for or obligation to pay any additional rent due by reason of the provisions of Section 5 of this Lease, the provisions of which Section shall be applied to the space in which LESSEE is relocated on the same basis as said provisions were applied to the Premises from which LESSEE is removed. LESSEE agrees that LESSOR'S exercise of its election to remove and relocate LESSEE shall not terminate this Lease or release LESSEE, in whole or in part, from LESSEE'S obligation to pay the rents and perform the covenants and agreements hereunder for the full Term of this Lease.

If Landlord shall exercise said option, the substituted space shall thereafter be deemed, for the purposes hereof, the "Leased Premises" and a new amended Appendix A to this Lease showing the new space will be substituted for the original Appendix A. Landlord agrees to pay the Tenant's expenses to move its furniture, fixtures and equipment to such substituted space, and shall pay other reasonable expenses of Tenant incurred as a direct result of such substitution of space, including but not limited to costs of new stationary and advertising. SUBSTITUTION OF SPACE. Verizon may, at its option, elect to substitute Equipment Space for other space at the same Facility designated by Verizon. If Verizon substitutes Equipment Space, so long as such substitution is not due to exigent circumstances, Verizon will notify Customer at least fifteen (15) days prior to such substitution and the substitute space will contain approximately equal area and substantially similar configuration and access to power and other engineering requirements that Customer needs and otherwise will not unreasonably interfere with or interrupt the operation of Customer’s telecommunications network. Verizon will bear the reasonable expenses for such a move.
SUBSTITUTION OF SPACE. Lessor reserves the right upon thirty (30) days' prior written notice to Lessee, and at any time, without any adjustment in the rental rate per square foot specified in paragraph 3, as adjusted as provided in this Lease, to substitute for the space described on Exhibit A attached hereto other space in a substantially comparable location, which substitute space shall be approximately equal in square feet and in dimensions to the space described on Exhibit A attached hereto. If Lessor shall exercise the right provided in this Section, the substituted space shall thereafter be deemed, for the purposes hereof, the "Leased Premises" hereunder, and a new amended Exhibit A showing the new space will be substituted for the original Exhibit A attached hereto. Lessor agrees to pay all reasonable out-of pocket costs associated with the move, including, if applicable, moving expenses of Lessee incidental to such substitution of the Leased Premises, expenses of the movement of Lessee's telephone system and the cost of new stationery.
