Space Plan Allowance. Landlord agrees to reimburse Tenant for architectural costs incurred in connection with preparation of the Space Plans in an amount not to exceed Fourteen Thousand Three Hundred Ninety Two and 20/100 Dollars ($14,392.20), (calculated at the rate of $0.15 per rentable square foot of the Premises) (the "Space Plan Allowance"). Tenant may submit invoices to Landlord for payment of the Space Plan Allowance to reimburse Tenant or to pay Tenant's Architect directly (if so requested by Tenant) for the Space Plan prepared by Tenant's Architect. In no event shall Landlord be obligated to make disbursements for the Space Plan in an amount which exceeds the Space Plan Allowance.
Space Plan Allowance. In addition to Landlord’s Allowance, Landlord shall pay Tenant the total sum of Fifteen Thousand Dollars ($15,000.00) for reimbursement of Tenant’s architectural costs for an initial space plan. (Such sum includes the Five Thousand Dollars ($5,000.00) Landlord was obligated to pay upon execution of the letter of intent for this Lease.) Tenant shall cause Tenant’s architect to deliver to Landlord the completed space plan in both PDF and CAD formats.
Space Plan Allowance. Landlord hereby agrees to make the following contribution (the “Space Plan Allowance”) pursuant to the following terms and conditions:
(a) A contribution toward the fees and costs due and owing from Tenant to its space planner in connection with the preparation of the initial space plans for Tenant's Work in the amount not to exceed $3,040.20 (i.e., being $.10 per square foot of Rentable Area of the Additional Premises) and a contribution toward the fees and costs due and owing from Tenant to its space planer in connection with the preparation of up to two (2) revisions to such initial space plans in the amount not to exceed $1,520.00 (i.e., being $.05 per square foot of Rentable Area of the Additional Premises) for each such revision (i.e., for a maximum of $3,040.00 relative to such initial space plan revisions). Within fifteen (15) days following submission by Tenant to Landlord of a payment request with respect to the Space Plan Allowance, which request shall include a copy of the invoice(s) showing amounts due and owing to Tenant's space planner in connection with said space plans, and, if requested by Landlord, a lien waiver from said space planner showing that all amounts so due and owing in connection with the preparation of the space plans have been fully paid, Landlord shall disburse the Space Plan Allowance to Tenant or, at Tenant's direction, directly to the aforedescribed space planner. Landlord has no obligation to disburse any portion of the Space Plan Allowance during any period when Tenant is in monetary default under the Lease (provided that if Tenant cures any such default within applicable notice or cure periods, then Tenant shall again be entitled to disbursement of the Space Plan Allowance in accordance with the other terms and conditions set forth herein). Disbursement of any portion of the Space Plan Allowance shall not be deemed a waiver of Tenant's obligation to comply with such provisions. In the event that the fees and costs payable by Tenant to its space planner in connection with preparation of the foregoing space plans is, for any reason, less than the full amount of the Space Plan Allowance, then Tenant shall not be entitled to receive any such difference. In the event that the foregoing fees and costs are greater than the Space Plan Allowance, Tenant shall be fully responsible for the payment of all such excess costs and fees.
Space Plan Allowance. In addition to the Improvement Allowance, Landlord shall pay to Tenant an allowance in the amount of $22,647.06 (“Space Plan Allowance”) for any costs incurred by Tenant for preparing the Space Plan and up to two revisions thereto. The Space Plan Allowance shall be paid by Landlord to Tenant within 30 days after Tenant provides Landlord with invoices describing the costs incurred by Tenant in connection with the Space Plan. In the event that Landlord fails to pay the Space Plan Allowance as and when due, Tenant shall have the same rights and remedies as with regard to Landlord’s failure to timely pay the Improvement Allowance, as provided herein. Tenant hereby acknowledges that, as of the Effective Date, Landlord has already paid to (or on behalf of Tenant) $12,625.00 of the Space Plan Allowance.
Space Plan Allowance. Landlord agrees to reimburse Tenant for architectural costs incurred in connection with preparation of the Space Plan and two (2) revisions thereof in an amount not to exceed Nineteen Thousand Nine Hundred Thirty Three and 80/100 Dollars ($19,933.80), (calculated at the rate of $0.10 per square foot of rentable area in the Premises) (the “Space Plan Allowance”). Tenant may submit invoices to Landlord for payment of the Space Plan Allowance to reimburse Tenant or to pay Tenant’s Architect directly (if so requested by Tenant) for the Space Plan prepared by Tenant’s Architect. Following Landlord’s receipt of such invoices, Landlord shall within thirty (30) days thereafter pay Tenant for the amount requested in such invoice; provided in no event shall Landlord be obligated to make disbursements for the Space Plan in an amount which exceeds the Space Plan Allowance. The Space Plan Allowance shall not be deducted from the Tenant Improvement Allowance.
Space Plan Allowance. In addition to Landlord’s Contribution, and as a further inducement to Tenant’s entering into this Lease, Landlord shall, subject to this Section 3.4, provide to Tenant a special tenant improvement allowance equal to no more than Two Thousand Eight Hundred Twelve and 65/100 Dollars ($2,812.65) (the “Space Plan Allowance”) to be used by Tenant solely for costs incurred by Tenant for preparation of an initial space plan for all of the Premises. Provided there is no Event of Default nor any event which, with the passage of time and/or the giving of notice would constitute an Event of Default, Landlord shall pay the Space Plan Allowance to Tenant within thirty (30) days after receipt of a reasonably detailed invoice therefor, which invoice must be delivered to Landlord on or before the Outside Requisition Date. Tenant shall not be entitled to any unused portion of the Space Plan Allowance.
Space Plan Allowance. Upon providing to Landlord, a paid invoice showing the costs incurred by T▇▇▇▇▇, Landlord shall reimburse Tenant for its space planning costs in an amount not to exceed $0.12 per rentable square foot in the Premises.
Space Plan Allowance. Provided there is no uncured default, Landlord will reimburse Tenant an amount equal to the lesser of: (i) $3,009.12; and (ii) the actual and reasonable third-party costs incurred by Tenant in connection with an initial space plan for the Premises (such lesser amount being hereinafter referred to as the “Space Plan Allowance”). Landlord will pay the Space Plan Allowance to Tenant within 30 days after ▇▇▇▇▇▇▇▇’s receipt of an invoice therefor (no more frequently than once per month) together with reasonable supporting documentation, evidence of payment in full by Tenant, and unconditional lien waivers (on ▇▇▇▇▇▇▇▇’s form therefor). Any portion of the Space Plan Allowance not used by Tenant on or before the one-year anniversary of the Effective Date will be deemed waived by ▇▇▇▇▇▇ and will not be paid to Tenant or credited against ▇▇▇▇.
Space Plan Allowance. Landlord shall contribute up to One Thousand Two Hundred Eighty-Seven Dollars ($1,287.00) (the "Space Plan Allowance") towards Tenant's out-of-pocket architectural costs paid to third parties for the preparation of any space plans which are prepared in connection with the Qualifying Alterations. The Space Plan Allowance shall be paid by Landlord to Tenant within fifteen (15) business days after this Lease is executed by Landlord and Tenant and an invoice therefor is presented to Landlord.
Space Plan Allowance. In addition to the Work Allowance, Landlord shall reimburse Tenant for the space planning expenses paid by Tenant for the development of a preliminary space plan for the Premises, not to exceed Forty Nine Thousand Three Hundred Thirty Dollars and Five Cents ($49,330.05) (the “Space Plan Allowance”), not later than thirty (30) days following Landlord’s receipt of a complete copy of such space plans (which Landlord shall have the right to retain), request for payment and documentation reasonably acceptable to Landlord evidencing the amount paid by Tenant for such preliminary space plan, provided that Landlord and Landlord’s architect are allowed to review and provide comments to such preliminary space plans (the fees of Landlord’s architect for such services to be paid for by Landlord). If any portion of the Space Plan Allowance remains un-disbursed as of the date that is six (6) months after the Effective Date, then as to those remaining funds for which request for payment and supporting documentation has not been submitted to Landlord, Tenant shall not be entitled to any further disbursements of such funds and shall not be entitled to any credit with respect to such funds. Notwithstanding the foregoing Landlord shall not be required to make any disbursements of the Space Plan Allowance during any period when Tenant is in material default under this Lease beyond any applicable cure period expressly granted in this Lease
