Risers. Landlord shall make available to Tenant adequate riser space, up to but not exceeding Tenant's Percentage of the riser space in the Building, for low-wattage telecommunications, data and security wiring for the 2nd Floor portion of the Demised Premises. Except as provided for herein, including as part of Landlord’s Contribution to Tenant’s Initial Work, Tenant, at Tenant's sole cost and expense, shall be responsible for the installation of such wiring, and such installation shall be performed only by contractors and subcontractors reasonably approved by Landlord and using means, methods and specifications reasonably approved by Landlord. The costs of such telecommunication and security services shall be paid by Tenant directly to the applicable service provider(s).

Risers. Tenant and its contractor shall be permitted non-exclusive access equal to space in the Building risers and telecommunications closets, except such risers or closets being utilized exclusively by Landlord or other users or occupants of the Building (collectively, the “Risers”), at no additional charge therefor, for the sole purpose of installing, inspecting, maintaining, repairing and replacing telecommunications cabling therein; provided, however, that Tenant’s contractor is subject to Landlord’s prior written approval. (3) Tenant shall not be entitled to use or occupy a disproportionate amount of the available space in the Risers, based upon the proportion of the rentable area then comprising the Premises to the aggregate rentable office area in the Building. Landlord makes no representation or warranty that the Risers will be adequate to satisfy Tenant’s needs. (4) Tenant and its contractor(s) shall coordinate any access to the Risers with Landlord’s property manager for the Building. (5) If Tenant requests Landlord or its employees to provide after hours or non-standard services, Tenant shall pay to Landlord, as Additional Rent, all actual, out-of-pocket costs and expenses incurred by Landlord in connection therewith (at Tenant’s request, Landlord shall notify Tenant whether any particular service is non-standard prior to the commencement of such work by Landlord). Risers. Riser cables are used to connect Antennas and Antenna accessory equipment, backhaul services, and power lines to Wireless Equipment components. All riser cables shall be housed in conduit or U-guard. All conduits shall have top side weather heads. Power cables transporting AC power shall be in separate conduit from DC power or telecommunications cables. No exposed riser cable slack may be stored externally. All cable slack must be stored in junction boxes or within a Wireless Equipment Cabinet. Antenna riser cables and grounds must be installed in a U-Guard not larger than two inches in diameter. All riser installations, including those providing 120/240 volt power for Licensee’s equipment enclosure, shall be placed on the quarter faces of a Pole and limited such that one side (180 degrees) of the Pole is kept clear for climbing space and future replacement of the Pole and must be installed in Utility-approved conduit with a weather head attached to the Pole with metal stand-off brackets. Communication cable risers shall be located on the same side of the Pole as the overhead communication cables and must not cover or obstruct any of Utility’s identification tags on the Pole. However, Licensee may request Utility to relocate its identification tags at Licensee’s expense and subject to Utility’s sole discretion. Ground wires may be attached directly to the Pole. Risers. Subject to Landlord's reasonable rules, regulations, and restrictions and the terms of this Lease, Landlord shall permit Tenant to utilize the existing Building risers, raceways, shafts and conduit to the extent (i) there is available space in the Building risers, raceways, shafts and/or conduit for Tenant's use, which availability shall be determined by Landlord in Landlord's sole and absolute discretion, and (ii) Tenant's requirements are consistent with the requirements of a typical general office user.
