DRAPES. Drapes or drapery tracks where provided by the Landlord will not be removed from windows. Drapes provided by the Landlord are not machine washable. A Tenant who machine washes the drapes of her/his apartment will be charged for replacement drapes.

CLOSET FIXTURES: Rods, shelves in place, clean, unbroken and unmarked. ELECTRIC RECEPTACLES AND WALL SWITCHES: Fixtures and cover plates intact and unbroken; 110 volt service available; surfaces clean with no evidence of xxxxx on the cover plates.   • GLASS The Tenant shall maintain the glass part of the demised premises, promptly replacing any breakage and fully saving the Landlord harmless from any loss, cost or damage resulting from such breakage or the replacement thereof.

LANDLORD SPECIFICALLY DISCLAIMS ANY REPRESENTATIONS AND/OR WARRANTIES, INCLUDING, WITHOUT LIMITATION, ANY WARRANTY OF MERCHANTABILITY OR OF FITNESS FOR A PARTICULAR PURPOSE WITH RESPECT TO THE FURNITURE. During the Term of this Lease, Tenant shall maintain and repair the Furniture as reasonably necessary, and shall insure the same along with its other personal property pursuant to ARTICLE 10 hereof. Upon the expiration or earlier termination of this Lease, Tenant shall surrender the Furniture to Landlord in the same condition and repair as on the Lease Commencement Date, reasonable wear and tear and damage by casualty excepted.

  • FLOORING All Bed Rooms, Dinning-cum-Living, and would be finished with Ivory Vitrified tiles (24'' X 24'') flooring and 4'' skirting. Bath-room, Kitchen & Balcony would be finished with Ivory Ceramic tiles (12'' X 12'') flooring. The walls of the Toilets/Bathrooms would finish with white glazed tiles in 60'' height. Roof would be finished with roof tiles.

  • FINISHES Buyer(s) understands that the location of telephone, electric, cable TV and other utility outlets, doors, windows, air conditioning components, lighting fixtures, equipment and fixtures are subject to change and Buyer(s) understands that materials such as brick, wood, wood grain, carpeting, paint, cabinets, cultured marble, tile, Formica, granite and the like are subject to shading and gradation and may vary from samples, models or color charts, and from piece to piece, and Contractor shall not be liable for such variations.

  • Fences Except for establishment cost incurred by the United States and replacement cost not due to the Landowner’s negligence or malfeasance, all other costs involved in maintenance of fences and similar facilities to exclude livestock are the responsibility of the Landowner. The installation or use of fences which have the effect of preventing wildlife access and use of the Easement Area are prohibited on the Easement Area, easement boundary, or on the Landowner’s land that is immediately adjacent to, and functionally related to, the Easement Area.

  • Glazing All new and replacement exterior windows shall have sealed, low emmissivity, insulating glass units which are manufactured by members of SIGMA and IGCC. Sealed insulating glass shall meet ASTM E774, class B. Glass shall be hermetically dual sealed, inert gas filled, double pane units with exterior 3/16” bronze float glass (IoE second surface), ½” air space, and interior 3/16” clear float glass. Insulated panels, if used, shall be 1” laminated panels equal to Xxxxx Industries architectural panels with a porcelain fused-on finish. Wired or clear fire-rated glass shall be UL approved. Safety glass shall be tempered or laminated, and shall meet ANSI 297.1 standard.

  • Doors Exterior doors may not be propped open for safety and security reasons. Students may be referred to the student conduct system if found propping these doors. Doors marked as emergency exits may only be used for emergency purposes other than during University-sanctioned move-in days.
