Atrium. The Atrium area of the 870 Building is depicted in Exhibit E attached hereto (“Atrium”). Following the completion of Landlord’s Work (which Landlord currently plans to commence in the first calendar quarter of 2025), Tenant will have the exclusive right to use the Atrium and, so long as the Atrium area remains configured as an atrium, Tenant may make “Alterations” (as defined in the Amended Lease) thereto subject to the terms of the Amended Lease (including, without limitation, Sections 10.1 through 10.5 of the Initial Lease), provided that Landlord, its agents, employees will have the right to (a) use the Atrium to access the Project management office located in the 870 Building (Tenant agrees to provide access devices to permit such access at all times), and (b) enter the Atrium under the same terms as are applicable to Landlord’s entry into the Premises under the Amended Lease. With respect to Alterations to the Atrium, notwithstanding anything to the contrary in Section 10.5 of the Lease, Landlord may designate any of the following improvements or Alterations to or within the Atrium as improvements or Alterations to be removed and restored upon the expiration or termination of the Lease (i) any improvements or Alterations which are not consistent with the use of the Atrium or any portion thereof as an atrium and/or (ii) any improvements or Alterations unique to Tenant (e.g., items containing Tenant’s name, logo or the like). Following the completion of Landlord’s Work, the provisions of Section 5 of the Third Amendment and Sections 11 and 12 of the Fourth Amendment will no longer be applicable (because the Atrium will part of the Premises), although Tenant will continue to provide Landlord with evidence that any vendors of Tenant using or operating within the Atrium have liability insurance naming Landlord and its property manager as additional insureds reasonably satisfactory to Landlord prior to using the Atrium for any events. For the avoidance of doubt, nothing in this Section 7 shall be construed to grant Tenant any right to use the Common Area courtyard.
Atrium. The Trident Shareholders shall have the right to designate one member of the board of directors of Atrium. The Initial Shareholders shall, and shall cause their Director designees to, take all such actions as may be necessary or desirable to give effect to this provision.

Atrium. The curtain ▇▇▇▇▇▇▇ to the main entrance area reception atrium space internally and externally consists of Schuco (or similar) structural glazing system double glazed with clear glass. All toughened glass heat soaked and with low 'E' clear coating. EXTERNAL AREAS Access roads and car parks generally in bituminous macadam with suitable sub-base to lorry access areas. x no. car park spaces and access road to the front (south) of the building finished in concrete block paving. x no. car spaces and access to north. Car park spaces to rear marked with white thermoplastic lining and with contrasting colour pavers to the front. An insitu concrete frame deck car park is provided to the rear with stone mastic asphalt surfacing and reconstituted stone cladding, silver kassette panel cladding or good quality insitu concrete finish with galvanised steel or Armco barrier protection within. Lighting column mounted luminaires to top level providing average 20 lux and vapour proof fluorescent ▇▇▇▇▇▇ fittings to lower level providing average 50 lux. Pedestrian access by 2 no. galvanised steel spiral stairs. Vehicle access to the upper level by a reinforced concrete ramp at approximately 1 in 7 slope with mastic asphalt surface. Clear height to underside of deck car park approximately 2300mm. Common cycle parking located under the deck parking complete with galvanised steel bike hoops for approximately 60 cycles (total). The access road to the Bath Road frontage will be finished in block paving. Access road to the rear car park area will be finished in bituminous macadam capable of accepting refuse lorry loading. The paths around the building will be paved with Marshalls mistral block paving (or similar). Feature stone or similar paving will be laid around front courtyard landscaped piazza. Foul drainage is taken to the existing foul sewer system. Surface water drainage is taken to existing surface water system and or soakaways with petrol interceptors to car park areas as required.
Atrium. Tenant shall not use or allow the use of the interior atrium of the Building for any group social activities without the prior consent of the Landlord, which shall not be unreasonably withheld, and shall not use the atrium for any activity deemed by Landlord in its reasonable judgment to be dangerous to the Building or to other tenants, including, but not limited to, smoking and barbecuing.
Atrium. The "Atrium" of the Building shall be maintained as a Common Area expense and included as an Operating Expense pursuant to Paragraph 15 hereof, provided, however, the Atrium shall not be considered a public or Common Area. Landlord may in its sole discretion, permit Tenant the right to the use of the Atrium for entertainment purposes, provided, however, such permission is subject to the written consent of the Landlord, which consent shall not be unreasonably withheld. If Tenant is permitted to use the Atrium, it shall be responsible for the clean up of the Atrium after use. If, after such use, the Atrium is not properly cleaned, then the Landlord shall clean the Atrium and charge Tenant accordingly. Such cleaning costs shall not be considered as part of the Operating Expenses for the Building but the sole cost of Tenant for the use of the Atrium.
Atrium. The floor finish is stone. The walls to all levels of the atrium consist of frameless glazing, with obscured areas of glass having a screen printed or acid etched finish, and vision area being clear toughened glass. Areas of timber grillages are also incorporated at ground and level 1 to provide visual privacy. The exposed concrete columns and beams are painted white. A timber or stone reception desk may be positioned by the tenant to enable access to and from the upper levels of the building to be monitored. At the centre of the atrium are the passenger lifts. The wall to the lift shafts off the lobby is silicone glazed glass and the lift doors will be glazed with stainless steel finished frame where required.
Atrium. The City shall be authorized to provide public access to the atrium area and the restrooms therein during hours when the Board of Health is not conducting public health activities in the building. The City shall be responsible for maintenance of the atrium and restrooms when used in accordance with this paragraph.
