Atrium. The floor finish is stone. The walls to all levels of the atrium consist of frameless glazing, with obscured areas of glass having a screen printed or acid etched finish, and vision area being clear toughened glass. Areas of timber grillages are also incorporated at ground and level 1 to provide visual privacy. The exposed concrete columns and beams are painted white. A timber or stone reception desk may be positioned by the tenant to enable access to and from the upper levels of the building to be monitored. At the centre of the atrium are the passenger lifts. The wall to the lift shafts off the lobby is silicone glazed glass and the lift doors will be glazed with stainless steel finished frame where required.
Atrium. (a) Sublandlord’s Premises includes the area consisting of approximately 6,000 rentable square feet and known as the “New Atrium Area”. Sublandlord and Subtenant agree and acknowledge that said New Atrium Area is not part of the Subleased Premises, and pursuant to the terms of Section 7(f) of the First Amendment, Sublandlord has the exclusive right to control the use of the New Atrium Area and that the City of Cambridge Planning Board has required that the New Atrium Area include features promoting and supporting public access thereto, possibly including a café, indoor seating, and/or restrooms, as more fully set forth in Section 7(f) of the First Amendment.
Atrium a. New 100% OSA rooftop packaged heat pump, supply and return ductwork, diffusers, thermostat installation, testing and balancing.
Atrium. The "Atrium" of the Building shall be maintained as a Common Area expense and included as an Operating Expense pursuant to Paragraph 15 hereof, provided, however, the Atrium shall not be considered a public or Common Area. Landlord may in its sole discretion, permit Tenant the right to the use of the Atrium for entertainment purposes, provided, however, such permission is subject to the written consent of the Landlord, which consent shall not be unreasonably withheld. If Tenant is permitted to use the Atrium, it shall be responsible for the clean up of the Atrium after use. If, after such use, the Atrium is not properly cleaned, then the Landlord shall clean the Atrium and charge Tenant accordingly. Such cleaning costs shall not be considered as part of the Operating Expenses for the Building but the sole cost of Tenant for the use of the Atrium.
Atrium. The City shall be authorized to provide public access to the atrium area and the restrooms therein during hours when the Board of Health is not conducting public health activities in the building. The City shall be responsible for maintenance of the atrium and restrooms when used in accordance with this paragraph.

Lighting column mounted luminaires to top level providing average 20 lux and vapour proof fluorescent xxxxxx fittings to lower level providing average 50 lux. Pedestrian access by 2 no. galvanised steel spiral stairs. Vehicle access to the upper level by a reinforced concrete ramp at approximately 1 in 7 slope with mastic asphalt surface. Clear height to underside of deck car park approximately 2300mm. Common cycle parking located under the deck parking complete with galvanised steel bike hoops for approximately 60 cycles (total). The access road to the Bath Road frontage will be finished in block paving. Access road to the rear car park area will be finished in bituminous macadam capable of accepting refuse lorry loading. The paths around the building will be paved with Marshalls mistral block paving (or similar). Feature stone or similar paving will be laid around front courtyard landscaped piazza. Foul drainage is taken to the existing foul sewer system. Surface water drainage is taken to existing surface water system and or soakaways with petrol interceptors to car park areas as required.

Atrium. Tenant and Landlord are parties to that certain Letter Agreement dated April 26, 2012, and that certain Letter Agreement dated November 7, 2012, pertaining to the Atrium (as defined therein). Tenant acknowledges and agrees that construction of the Atrium was not completed by the Commencement Date. Tenant hereby waives and releases Landlord from any claims regarding delay in construction of the Atrium beyond the Commencement Date.

Pihak yang membutuhkan lahan tanah yang luas untuk usahanya tidak hanya orang perorangan melainkan juga suatu badan usaha. Salah satu badan usaha yang memerlukan lahan tanah yang cukup luas untuk usahanya di kabupaten Muaro Jambi adalah PT. Era Sakti Wiraforestama. Perusahaan ini membutuhkan lahan tanah yang luas guna usaha perkebunan kelapa sawit. Dari usaha yang dilakukan, akhirnya PT. Era Sakti Wiraforestama mendapatkan lahan tanah yang diinginkannya dengan menggunakan tanah xxxxx masyarakat kecamatan Xxxx Xxxx. Penggunaan tanah masyarakat adat Xxxx Xxxx untuk keperluan usaha perkebunan PT. Era Sakti Wiraforestama bukanlah terjadi dengan sendirinya xxx penguasaan semena-mena, melainkan diawali dengan suatu perjanjian kepada xxxxx masyarakat pemilik tanah tersebut. Perjanjian yang diadakan antara PT. Era Sakti Wiraforestama dengan masyarakat adat Xxxx Xxxx adalah perjanjian penggunaan tanah untuk keperluan usaha, yang dituangkan dalam surat perjanjian. Dalam perjanjian yang diadakan, ditentukan xxx xxx kewajiban masing-masing pihak, umumnya hak dari pihak PT. Era Sakti Wiraforestama dapat menggunakan tanah milik masyrakat adat untuk kegiatan usaha perkebunannya hingga jangka waktu yang ditentukan dengan kewajiban membayar sejumlah harga dari hasil perkebunan yang dilakukan xxx mengembalikan pengelolaan tanah tersebut kepada xxxxx masyarakat adat pada saat berakhirnya jangka waktu perjanjian. Sedangkan hak masyarakat adat selaku pemilik tanah selain mendapatkan bagian hasil perkebunan juga mendapatkan tanahnya kembali setelah berakhirnya perjanjian. Dikarenakan penggunaan tanah untuk usaha perkebunan memakan waktu yang cukup lama, maka banyak terjadi perubahan- perubahan dalam pelaksanaan perjanjian yang kadangkala tidak diketahui oleh pihak xxxxx masyarakat, sehingga merugikan xxxxx masyarakat itu sendiri. Dengan terjadinya perubahan-perubahan dalam pelaksanaan perjanjian tanpa diketahui oleh pihak xxxxx masyarakat adat Xxxx Xxxx, timbulah berbagai permasalahan berupa :
