TENANT MAINTENANCE Tenant shall, at its sole cost and expense, keep and maintain the Premises (including appurtenances) and every part thereof in a high standard of maintenance and repair, and in good and sanitary condition. Tenant's maintenance and repair responsibilities herein referred to include, but are not limited to, janitorization, plumbing systems within the non-common areas of the Premises (such as water and drain lines, sinks), electrical systems within the non-common areas of the Premises (such as outlets, lighting fixtures, lamps, bulbs, tubes, ballasts, heating and airconditioning controls within the non-common areas of the Premises (such as mixing boxes, thermostats, time clocks, supply and return grills), all interior improvements within the premises including but not limited to: wall coverings, window coverings, acoustical ceilings, vinyl tile, carpeting, partitioning, doors (both interior and exterior, including closing mechanisms, latches, locks), and all other interior improvements of any nature whatsoever. Tenant agrees to provide carpet shiexxx xxxer all rolling chairs or to otherwise be responsible for wear and tear of the carpet caused by such rolling chairs if such wear and tear exceeds that caused by normal foot traffic in surrounding areas. Air Compressor. The engine-driven air compressor shall be sized to charge the air system from 40 PSI to the governor cutoff pressure in less than 3 minutes while not exceeding the fast idle speed setting of the engine. The air compressor shall be heavy-duty design and adequately sized to ensure constant air supply on demand without over cycling of the compressor. The air compressor shall not pass oil into the air system or cause carbon to restrict the air lines under any condition. The air compressor shall be protected from negative inlet conditions that may cause oil to be drawn into the air system.
Air Compressor. A. Without waiver of the provisions of the first paragraph of this Section 6.2.5, Tenant shall have the right, at its sole expense, and subject to Tenant obtaining all requisite permits and otherwise in compliance with all applicable codes and laws, to install, maintain, repair, replace and operate an air compressor (the air compressor is referred to as the “Air Compressor”), such Air Compressor to be located in a mutually acceptable location of the loading dock area of the Building or the Premises (the “Air Compressor Area”), provided Tenant shall promptly repair any damage caused to the Building or to the Property caused by reason of such installation and operation. Tenant shall not install the Air Compressor in the Air Compressor Area without Landlord’s prior approval of the manner of and the plans and specifications for such installation and screening if reasonably required by Landlord. If such installation shall result in an increase in premiums for Landlord’s insurance coverage for the Building, then Tenant shall be liable for the increase as Additional Rent hereunder.
