Usable Square Footage definition

Usable Square Footage means the area of the Premises (or other space occupiable by tenants as the case may be) computed by measuring to the exterior surface of permanent outside walls, to the midpoint of corridor and demising walls and to the Tenant side of permanent interior walls and Interior Common Facilities walls (other than corridor walls).
Usable Square Footage and similar terms dealing with Rentable or Usable means of describing measurements of square footages, will have the meanings of such term adopted by the Building Owners and Managers Association International (relative to multi-tenant floors). The Premises are not subject to remeasurement during the initial Lease Term through the Initial Expiration Date.
Usable Square Footage means the usable area as determined by Landlord in substantial accordance with the Standard Method for Measuring Floor Area in Office Buildings, ANSI/BOMA Z65.1 - 1996 (the “BOMA Standard”); and

  • Said proportional abatement shall be based on the Usable Square Footage of the Premises that cannot and is not actually used by Tenant, divided by the total Usable square feet contained in the Premises.

More Definitions of Usable Square Footage

Usable Square Footage means the square footage area within the Premises, including all levels contained therein, that is available to Lessee for its business use or available to an Occupant under an Occupancy Agreement (or otherwise designated for use by an Occupant, whether or not pursuant to an Occupancy Agreement) including space available for ancillary public parking use that is (1) measured (x) if within a building, from the exterior face of exterior perimeter walls and, as applicable, from the centerline of demising walls between adjacent Occupants (or between Lessee and an Occupant) without deduction for vertical penetrations within any such space or mechanical equipment serving such space, and (y) if comprised of exterior spaces from clearly identified physical elements, and (2) exclusive of common circulation corridors and Public Access Areas, common stairways and elevators, Lessee’s building service and utility areas, public toilets and common loading docks, to the extent such areas are not exclusively available to an Occupant under an Occupancy Agreement (or otherwise designated for exclusive use by an Occupant). The Premises have a Usable Square Footage of [881,246]2 square feet as of the Execution Date as depicted on Exhibit K, which amounts may be modified from time to time in 2 Subject to confirmation accordance with the Lease and the Requirements based on floor plans prepared by a licensed architect using AutoCad or other industry standard methodology to measure square footage.

This space includes areas available for lease to others but excludes the below defined Unusable Square Footage, as illustrated on Exhibit D.
Usable Square Footage means 22,936 usable square feet of the Premises consisting of 16,434 usable square feet on the second floor and 6,502 usable square feet on the third floor.
