Lessee's Improvements definition

Lessee's Improvements means the Lessee's property situated in or on or about the Land, and includes all buildings, structures , any thing or item attached to buildings or structures and improvements and all equipment and plant owned or placed on the Land by the Lessee;
Lessee's Improvements means all of those Improvements that are constructed by CE Construction and/or Lessee, and owned by Lessee, including, without limitation, the LNG Facility, as now existing or as hereafter constructed, installed, erected, or placed on the Demised Land or the Easements by CE Construction and/or Lessee pursuant to any right of Lessee hereunder to so construct, erect, install, or place any Improvement on the Demised Land or any Easement.
Lessee's Improvements means all improvements on the Land of any kind whatsoever including buildings, sealed yards, paths, lawns, gardens, fences, playing fields, subsoil works and other like property of any kind whatsoever constructed or placed on the Land by the Lessee or any agent or sublessee or licensee of the Lessee prior to or after the commencement of this Lease including those listed in Item 10 of Schedule A.

Examples of Lessee's Improvements in a sentence

  • The Lessee agrees to be responsible for the installation at the fixturing date at its sole risk, cost and expense of the Lessee's Improvements in accordance with the rules and regulations as set forth in Schedule "D" attached hereto.

  • Subject to Section 3, the Premises may be used by Lessee only to install, maintain, repair, replace, remove and operate Lessee's Improvements and Equipment on or in the Premises for the purposes of a telecommunications facility and uses incidental thereto in connection with the provision of wireless telecommunications services including, without limitation, cellular, PCS, wireless local loop, paging, and fiber optic and microwave transmission services.

  • In the event Lessee elects not to rebuild or restore such Lessee's Improvements, Lessee shall have the option to terminate this Lease, which option may be exercised only by the delivery to Lessor, not later than [***] from the date such damage or destruction occurs, of a written notice of termination.

  • Lessee shall maintain at all times during the Term, an All-Risk Property Policy covering Lessee's Improvements and all Personal Property.

  • Such policy shall be written on an All-Risk basis with fair market value or on an agreed value basis sufficient to insure Lessee's Improvements and the Personal Property, as well as an amount to insure exposures that are prudent and deemed to be standard operating procedure for a risk of the size and scope as the LNG Facility.


More Definitions of Lessee's Improvements

Lessee's Improvements means any and all buildings, infrastructure and fixtures existing at the commencement of the lease or installed in or brought on to or kept in the Premises by the Lessee.
Lessee's Improvements means any tangible property owned by the Lessee or its permitted assignees, sublessees or invitees located on the Leased Premises (including the Facility), the Construction Laydown Area or the Lessor’s Premises, whether fixtures or otherwise, including all of the following but only to the extent owned by the Lessee or its permitted assignees, sublessees or invitees: all fixtures, buildings, structures, works, improvements and personal property now or hereafter situated or erected on the Leased Premises, the Construction Laydown Area, or the Lessor’s Premises or the Easement Areas or any part thereof and all fixtures, machinery, equipment, or building equipment.
Lessee's Improvements means the additions, changes, modifications, work, and construction to the Premises and/or Property identified on Exhibit C which shall be at Lessee's cost and expense.
Lessee's Improvements means all those Improvements existing upon the Premises as of the Effective Date together with all Improvements constructed or installed in, at or on the Premises by or for the benefit of LESSEE;
Lessee's Improvements means any additions, alternations and other improvements made by the Lessee to or in connection with the use of the Leased Premises from time to time as allowed or otherwise approved under this Lease.
Lessee's Improvements. “Lessee’s Improvements” are defined as all improvements not included in Lessor Improvements. Lessee shall be solely responsible for the cost of the Lessee’s Improvements, subject to Lessor’s “not to exceed” cost shown on Exhibit X. Xxxxxx shall construct Lessee’s Improvements pursuant to final construction plans and specifications that have been approved in writing by Lessee. Within five (5) business days following the execution of this Third Amendment, Lessor shall cause its architect to prepare and deliver to Lessee proposed construction plans and specifications for the Lessee’s and Lessor’s Improvements to be added after Lessee’s approval as Exhibit C. Within five (5) business days following delivery to Lessee of the proposed construction plans, Lessee shall approve the proposed construction plans or deliver to Lessor its written proposal for changes that must be made to said plans to conform the improvements to be constructed pursuant thereto, with respect to design, materials, quality, layout, and the like, to improvements reasonably suitable for Lessee’s intended purpose. If Lessee fails to approve or disapprove the proposed construction plans within the allowed time period, the construction plans proposed by Lessor shall be deemed to be approved by Lessee. If Lessee disapproves the proposed construction plans in any respect, the parties shall promptly meet and confer and negotiate in good faith to reach agreement on the construction plans. If Lessee’s Improvements exceed budget, Lessor will immediately notify Lessee as to amount of the overruns and the source of overruns and Lessee can reduce the cost by deleting items, agree to pay the overruns or ask Lessor to amortize the overruns or choose any combination of the above or if Lessee’s Improvements exceed $5,000,000, by written notice to Lessor, Lessee may terminate this Lease.
Lessee's Improvements means all the improvements whatsoever constructed or placed on the Land by the Lessee prior to or after the commencement of this Lease including but not limited to buildings, sealed yards and areas, paths, and fencing, and includes all alterations or additions to them carried out by and at the cost of the Lessee, and shall include any Mobile Clinic placed on the Land from time to time by the Lessee but shall exclude "Lessor’s Property".
