Examples of Improvements in a sentence
Tenant shall not, however, remove any Improvements from the Property nor waste, destroy, or modify any Improvements on the Property, except as permitted by this Lease.
Subject to the foregoing provisions, at the expiration or sooner termination of the Lease, Tenant shall surrender the Property and all Improvements and alterations made thereto in good condition, reasonable use and wear thereof excepted, except for alterations and improvements that Tenant has the right to remove or is obligated to remove under the provisions of this Lease.
If there is damage or destruction to the Improvements by any casualty then Landlord may, but shall have no obligation to, elect to repair, reconstruct or restore the Improvements after any such damage or destruction thereto, by giving notice of such election in writing to Tenant within thirty (30) days after the occurrence of the event causing the damage or destruction.
The parties covenant for themselves and all persons claiming under them that the Improvements are real property.
If Landlord elects not to repair, reconstruct or restore the Improvements after any such damage or destruction, Landlord shall have the right to terminate this Lease by written notice to Tenant given within thirty (30) days after the occurrence of the event causing the damage or destruction.
