Resident Initials. The Premises is not yet metered for gas and/or electric service. Once the Premises has been metered, Landlord will provide at least sixty (60) days’ prior written notice to Resident to indicate the date upon which the Utility Allowance will commence and Utility Notices will be provided.

These limits exceed the average usage of services based on previous year’s consumption. Any monthly utility excess overages will be equally divided among all Residents in the Unit and billed to each Resident. Payment will be due within 7 days upon receipt of invoice. This expense becomes immediately payable as additional Rent. If not paid, charges will be deducted from each Resident’s Security Deposit. Resident and Co-tenants must comply with all utility service provider’s rules and regulations and are jointly and severally liable for any intentional, non-intentional, or negligent actions including abuse or waste. Landlord will not be liable for any interruption, surge, or failure of any utility or for the malfunction of machinery or appliances serving the Unit and Premises for any reason or for any damage directly or indirectly caused by such interruption, surge, or failure. Resident and/or Co-tenants shall not allow any utilities to be disconnected by any means. Utilities must be used for normal household purposes only.
Resident Initials. REPAIRS: Residents shall make no repairs to the Premises or fixtures located within the Premises without the written approval of the Landlord. The Resident shall immediately notify the Landlord of any damage to the Premises. The Landlord shall make a diligent effort to repair or remedy a condition at the Premises if: (a) the Resident specifies the condition in a written notice to Landlord; (b) the Resident is not delinquent in the payment of rent at the time notice is given; and (c) the condition materially affects the physical health or safety of an ordinary Resident. The Landlord shall have a reasonable amount of time to commence and complete Landlord's repair of the Premises, which time shall begin upon the Landlord's receipt of the Resident's written notice requesting such repairs. Unless the condition was caused by ordinary wear and tear, the Landlord does not have a duty during the term of this Agreement or any renewal or extension thereof to repair or remedy a condition caused by: (w) the Resident; (x) a lawful Resident in the Premises as permitted herein; (y) a member of the Resident’s family; or (z) a guest or invitee of the Resident.

We’ll exercise reasonable efforts to re-rent, but it shall not take priority over our right to first rent other vacant units. If at any time during the Lease Term Resident does not have the minimum required insurance, Resident is in breach of the Lease Agreement. If a breach of the Lease Agreement occurs before occupancy of the Premises, Landlord may immediately terminate the Lease Agreement and refuse to give possession of the unit. If Resident has taken possession of the unit, Landlord will provide notice of the breach, which Resident will have 15 days to cure. Upon failure to cure the breach, Landlord shall have, in addition to any other rights under the Lease Agreement, this Addendum, or applicable laws, the right to terminate the Lease Agreement or the right to purchase the minimum required insurance coverage and seek reimbursement from the Resident for all costs and expenses associated with such purchase. Resident may obtain minimum required insurance or broader coverage from an insurance agent or insurance company of Resident’s choice. If Resident furnishes Manager evidence of such insurance and maintains the insurance for the duration of the Lease Agreement, then nothing more is required. If Resident does not maintain minimum required insurance, the insurance requirement of this Lease Agreement will be satisfied by Landlord, who will schedule the Resident’s unit for coverage under the Landlord Required Legal Liability insurance policy (“LLL”). Biblical, Theological, & Philosophical Formation- Philosophy Requirement Must be a broad philosophy course such as Intro to Philosophy, History of Philosophy, philosophy-based Logic, Critical Thinking, and Ethics. All other courses must be evaluated by the Department of Theology & Philosophy for transfer. Humanities- History, Literature, & Fine Arts Requirement Must choose one course from each discipline (3 courses total): History, Literature, and Fine Arts. History courses must be survey courses in world, western, or U.S. history (typically split into two time periods).
