MAINTENANCE OF THE SAID PROJECT. 10.1 That one of the factors for the allottee(s) to buy unit in its project is that the Promoter is known for appropriate standards of maintenance and management services in relation to its project through its associate Ashiana Maintenance Services, LLP (“Maintenance Agency”). Maintenance Agency has very rich and vast experience and expertise in the management and maintenance of large size residential projects having all modern equipments, amenities and facilities such as club house, swimming pool, gym, STP, water treatment plant, power back up system, reticulated pipe gas network, video door phone, CCTV surveillance system or other modern security system, lifts, horticulture etc. The Allottee(s) is aware that due to qualitative and cost effective maintenance of its projects, the Maintenance Agency is able to maintain the beauty and aesthetic look of its projects consistently which not only increases the life of its projects but gives appreciation to the value of the projects. Apart from qualitative maintenance of the project, Maintenance Agency organizes various sports, cultural and festive activities from time to time for the benefit and enjoyment of the residents which ultimately provides a good lifestyle to the residents. The Allottee(s) understands that other allottees have also booked/bought units in its projects because of the above characteristics of Maintenance Agency. Accordingly, the Maintenance Agency is being appointed to carry out the maintenance of the Building/Said Project/Whole Project at competitive prices until its appointment is recalled and another maintenance agency is appointed after notice period of six months by the Owners Association through a majority resolution.
MAINTENANCE OF THE SAID PROJECT. That the Allottee shall become the member of the society/LLP/Company/and body formed for maintenance of the township and/or agrees to enter into a maintenance agreement with any association/agency or other bodies including maintenance society of members formed (herein after referred to as the ‘Maintenance agency’) as may be appointed/nominated/elected by the ‘PROMOTERS’ from time to time for the various common services or facilities including the upkeep, repairs, security and maintenance etc. of the said project and its common areas, infrastructure and services/amenities. The Allottee shall pay the share application money and the monthly maintenance charges regularly and within such prescribed time at such rates as may be decided by the said maintenance society/LLP/Company/and maintenance agency from time to time, from the date of offer of possession irrespective whether the Allottee is in occupation/possession of the said Unit or not and shall also be abide by the rules and regulations and byelaws of the said maintenance society/LLP/Company/and body. IN order to secure due performance of the Allottee in prompt payment of the maintenance and other charges to the maintenance agency, the Allottee also agree to deposit with the PROMOTERS/maintenance agency, an interest free maintenance security (IFMS) deposits, if made applicable at any point of time, even after the possession of the said Unit. FURTHER, the ‘PROMOTERS’ or its nominated maintenance agency reserves the right to increase maintenance charges/ IFMS deposits from time to time in keeping with the increase in the cost of maintenance of services and the Allottee agree to pay such increase as and when demanded by the ‘PROMOTERS’ or its nominated agency. THE Unit holders and/or society/LLP/Company/and body formed for maintenance shall not charge anything from the ‘PROMOTERS’ or its nominee or nominees or transferee any amount by way of monthly maintenance charges or any other charges or outgoings for the ownership use of such compound walls for display of advertisement or hoardings etc. THE township and its common facilities are proposed to be managed by the ‘PROMOTERS’ or the ‘Company’ or a Maintenance agency nominated by the ‘PROMOTERS’ in the initial year/years till the same is handed over to any local body, Society or the arrangement is terminated by the ‘PROMOTERS’ A notarized copy of the document of transfer/ conveyance or lease shall be furnished to the ‘PROMOTERS’/ maintenance agency. The cost of such maintenance shall be payable to the maintenance agency authorized by the Seller.

MAINTENANCE OF THE SAID PROJECT. The Promoter shall Convey the Common Areas of the Project to the Association of Allottee (s) / Maintenance Society / Competent Authority, as the case may be, in accordance with the Applicable Laws. After the handover of Common Areas of the Project to Association of Allottee (s) / Maintenance Society / Competent authority, as the case may be, as per the Act, it shall be the responsibility of the Allottee (s) / Maintenance Society / Competent authority, to run and maintain the Common Areas of the Said Project, and to determine from time to time the rate and amount of combined expenses and outgoings for the Common Areas of Said Project recoverable proportionately from the Allottee(s) and from all other parties and the Allottee(s) agrees that he shall be liable to pay the said combined expenses and outgoings and other dues to the Association of Allottee (s) / Maintenance Society / Competent authority, from time to time & regularly.

MAINTENANCE OF THE SAID PROJECT. The Promoter or the agency appointed by the Promoter shall be responsible to provide and maintain essential infrastructure services in the Project till the taking over of the maintenance of the Project by the competent authority, upon the issuance of the part completion certificate/ completion certificate of the Project, as the case may be. The Allottee agrees to enter into an agreement for the maintenance of common areas with the Promoter or its nominee, as may be appointed by the Promoter from time to time, for the maintenance and upkeep of the Project at the rates fixed by the Promoter from time to time, until these are handed over to the Government agency or any other body so appointed/ authorized by the Government. The Allottee undertakes to pay these charges to the Promoter from the date of offer of possession and till such time the maintenance services are handed over to the Government agency or any other body so appointed by the Promoter or authorized by the Government.
