Lessor Repairs. Lessor shall not be required to make any improvements, replacements or repairs of any kind or character to the leased premises or the project during the term of this Lease except as are set forth in this section or elsewhere in this Lease. Lessor shall maintain only the roof, foundation, parking and common areas, and the structural soundness of the exterior walls (excluding windows, windowglass, plate glass and doors). Lessor's costs of maintaining the items set forth in this section are subject to the additional rent provisions in section 2.02. Lessor shall not be liable to Lessee, except as expressly provided in this Lease, for any damage or inconvenience, and Lessee shall not be entitled to any abatement or reduction of rent by reason of any repairs, alterations or additions made by Lessor under this Lease.

Lessor Repairs. Unless otherwise expressly stipulated herein, Lessor shall not be required to make any improvements to or repairs of any kind or character on the Leased Premises during the term of this Lease, except such repairs as may be for normal maintenance of the Common Areas which shall include the painting of and repairs to walls, floors, corridors, windows, and other structures and equipment within the Common Areas only, and such additional maintenance of the Common Areas as may be necessary because of damages by persons other than Lessee, its agents, employees, invitees, licensees or visitors. Lessor shall have no obligation to maintain or repair the Leased Premises except as set forth herein. Lessee will promptly give Lessor notice of any damage in the Leased Premises requiring repairs by Lessor. If the Building or the equipment used to provide the services referred to in Section 4.1 are damaged by acts or omissions of Lessee, its agents, customers, employees, licensees or invitees, then Lessee will bear the cost of such repairs. Lessor shall not be liable to Lessee, except as expressly provided in this Lease, for any damage or inconvenience, and Lessee shall not be entitled to any damages nor to any abatement or reduction of rent by reason of any repairs, alterations or additions made by Lessor under this Lease. Lessor's cost of maintaining and repairing the items set forth in this section are subject to the operating expense provisions in Section 2.3. All requests for repairs or maintenance that are the responsibility of Lessor pursuant to any provision of this Lease must be made in writing to Lessor and Manager at the addresses in Section 1.1 and Section 1.3.
Lessor Repairs. Lessor shall cause the Property Manager to maintain, repair, operate and, as necessary, replace the Common Area, the Delivery Facilities, the Access Facilities (including the Wxxxxxx Access Facilities), the Fxxxxx Roof Facilities, the Utility Facilities, the Parking Facilities, the Trash Room and the Building Exterior in accordance with the terms and conditions of the REA.

Lessor Repairs. The Leased Premises contain the following conditions: a) suspended heating furnace in warehouse is inoperable; b) driveway and parking area has numerous pot holes; c) warehouse roof has numerous leaks; d) office door, frames and jams are in a deteriorated and worn condition; and e) certain other conditions noted on Exhibit C attached hereto and made a part hereof. Lessor shall be responsible for a the repair of items b) and c) above and to place them in a good and working condition within 90 days after the commencement of the Lease. Lessor shall not be obligated to, repair the Existing Conditions at its own cost and expense. If Lessee determines after the date of this Agreement that repairs to the Existing Conditions become necessary for any reason, Lessee shall make such repairs at its own cost and expense.

Lessor shall not be liable to Lessee, except as expressly provided in this Lease, for any damage or inconvenience, and Lessee shall not be entitled to any abatement or reduction of rent by reason of any repairs, alterations or additions made by Lessor under this Lease, provided Lessor has used reasonable diligence to make such repairs within (15) fifteen days.
Lessor Repairs. The Lessee shall allow the Lessor to make, at any time during the Lease Term, all repairs and improvements in or on the Leased Premises which it considers advisable, without any decrease in Rent, provided the said work does not cause the Lessee to close its business for more than two (2) Business Days during the same month. A proportionate reduction of Rent shall be granted for each additional day following such period.
