Control of Project. The Building and Common Areas will be at all times under the exclusive control, management and operation of the Landlord. Landlord hereby reserves the right from time to time (i) to alter or redecorate the Project, or any part thereof, or construct additional facilities adjoining or proximate to the Project; (ii) to close temporarily doors, entry ways, public spaces and corridors and after twenty four (24) hours prior written notice to Tenant to interrupt or suspend temporarily Building services and facilities in order to perform any redecorating or alteration or in order to prevent the public from acquiring prescriptive rights in the Common Areas; and (iii) to change the name of the Building.

Control of Project. All of the outside walls, windows and roof areas of the Project, and all space within the Premises used for shafts, stacks, pipes, conduits, ducts, electric or other utilities, Project facilities and Base Building Systems, along with the use thereof and access thereto, are reserved to Landlord. Landlord reserves the right from time to time to install, use, maintain, repair, relocate and replace pipes, ducts, conduits, wires, and appurtenant meters and equipment for service to the Premises or to other parts of the Project which are above the ceiling surfaces, below the floor surfaces, within the walls and in the central core areas of the Building whether located within the Premises or elsewhere in the Project. Landlord shall have the right in its sole discretion, at any time and from time to time, without the same constituting a breach of Landlord’s covenant of quiet enjoyment or an actual or constructive eviction, and without incurring any liability to Tenant or otherwise affecting Tenant’s obligations under this Lease: (a) to change the location, size, shape and number of the Project’s driveways, entrances, parking spaces, Parking Facilities, hallways, corridors, lobby areas, walkways and other Common Areas; (b) to change the manner of ingress and egress and the direction of driveways; (c) to close temporarily any of the Common Areas for maintenance purposes so long as reasonable access to the Premises remains available; (d) to construct additional improvements in the Common Areas or remove existing improvements therefrom; (e) to use the Common Areas while engaged in making improvements, repairs or alterations to the Project or any portion thereof; (f) to construct additional buildings, signs or other structures upon the Project; and (g) to make any other changes in, to or with respect to the Project or any portion thereof as Landlord may deem to be appropriate. Landlord may temporarily close any of the Common Areas or other portions of the Project under any circumstances which Landlord reasonably perceives to constitute an emergency or when Landlord otherwise deems such closure necessary. Landlord shall be permitted to grant such easements, grants, dedications and other consents or permissions as Landlord may deem necessary or desirable. Landlord may at any time and from time to time, change the name and address of the Building or Project. Control of Project. 30.01. Landlord shall have the right at any time, and from time to time, to (i) make any additional Improvements, in or about the Project or any part thereof; (ii) to alter, delete and enlarge any existing Improvements; (iii) to enlarge or decrease the size of the Project by adding additional land and/or Improvements, or subdividing, selling or otherwise reducing the land and/or Improvements comprising the Project; provided, however that in no event shall any such activity unreasonably disrupt the business of Tenant in the Office, or unreasonably impair access to and from the Office. No site plan furnished to Tenant shall in any manner limit the rights of Landlord under this Article. Without limiting the rights of the Landlord under this Section 30.01, Tenant acknowledges that Landlord shall have the right to construct or permit the construction of an additional office building with a parking garage on the Northeasterly portion of the Project.
Control of Project. Control of the Project shall be vested solely with Golden Oval. Golden Oval shall provide personnel necessary to manage the Project. All decisions relating to the activities of the parties pursuant to this Agreement, including, without limiting the generality hereof, any and all decisions with respect to plans for and construction of the new buildings to be erected for, and operation of, the Project, shall be made by designated Golden Oval personnel.

Control of Project. Except as otherwise provided in this Contract, Developer shall have complete and exclusive control over the construction of the Private Project Improvements and Phase I Public Project Improvements which it owns or controls, subject, however, to all applicable laws, rules and regulations, including, but not limited to, all ordinances, rules and regulations of the City of St. Xxxxxx, Missouri, such as zoning ordinances, subdivision ordinances, building codes, property maintenance codes, and the City's Design and Construction Manual (Ordinance No. 3719). Developer and its owners and/or a wholly owned affiliate of Developer, including, but not limited to, , LLC, a Missouri limited liability company (individually and collectively, the “Affiliate”), will have complete and exclusive control over the construction, management, and leasing of property which it owns within the Development Area. Control of Project. ENTITY shall have sole responsibility for design, contracting, oversight, control, and completion of any of the maintenance projects. This responsibility shall include, but is not limited to, compliance with all applicable laws pertaining to competitive bidding or payment of prevailing wages on public projects, permit exemptions, tax exemptions, or public liability. ENTITY shall be responsible for ensuring that nothing in this Agreement shall convey to DISTRICT any easement over or property rights to any of the maintenance projects, property on which such projects are located, or property affected by such projects, and that nothing in this Agreement shall impose on DISTRICT any responsibility for future use or maintenance of any of the maintenance projects.
Control of Project. Landlord's Control The Project is at all times subject to the exclusive control and management of Landlord. Without limiting the generality of the foregoing, Landlord shall have the right to obstruct or close off or restrict entry to all or any part of the Project for purposes of performing any maintenance, repairs or replacements or for security purposes or to prevent the accrual of any rights to any person or the public or any dedication thereof, provided that in exercising any such right Landlord shall use reasonable best efforts to minimize interference with Tenant's access to and use of the Premises. Alterations of the Project At any time or times Landlord shall have the right to make any changes in, additions to, deletions from or relocations of any part of the Project including any of the Common Facilities (any of which are herein referred to as "Changes") as Landlord shall consider desirable. If Landlord makes any Changes to the Premises, subject to Tenant's prior written approval which will not be unreasonably withheld, Landlord shall ensure that the Premises, as affected by such Changes, shall be substantially the same in size and shall be in all other material respects reasonably comparable to the Premises originally demised hereby. If the Premises are relocated as a result of such Changes, Landlord shall be responsible for the direct cost of moving Tenant to the relocated Premises and constructing replacement leasehold improvements therein, but not for any indirect costs or losses of Tenant. Tenant shall not have the right to object to or make any claim on account of the exercise by Landlord of any of its rights under this section 17.2, except that Tenant shall be entitled to an abatement of Basic Rent, pro rata in proportion to the premises so affected, for any period of time in excess of one (1) day that Tenant is unable to conduct business in the Premises as a result of the making of such Changes. Landlord shall make any such Changes as expeditiously as is reasonably possible and so as to interfere as little as is reasonably possible with Tenant's business on the Premises. Tenant acknowledges that portions of the Project may be under construction during the Term, and that such construction activities may cause temporary noise and disturbance to existing tenants of the Project.
