Exhibit D. MOVE-OUT CONDITIONS Tenant shall surrender the Premises in the same condition as received, ordinary wear and tear, casualty loss, and condemnation covered by Paragraphs 16 and 17 excepted. Before surrendering the Premises, Tenant shall remove all personal property, trade fixtures, and such alterations or additions to the Premises made by Tenant as may be required to be removed pursuant to the Lease. The following list is designed to assist Tenant with the move-out procedures but is not intended to be all inclusive. Upon Xxxxxx’s completion of its surrender obligations as provided in this Lease, please contact Xxxxxxxx’s property manager to coordinate turning in keys, utility and fiberoptic internet changeover, and scheduling an inspection of the Premises. In the event Tenant fails to arrange a joint inspection of the Premises with Landlord upon Xxxxxx’s vacating of the Premises, Landlord’s inspection at, or subsequent to, Xxxxxx’s vacation of the Premises shall be conclusively deemed correct for the purpose of determining Tenant’s responsibilities with respect to the repair and restoration of the Premises.
