Senior Center. Tenant shall have use of the exclusive Leased Premises eight (8) hours per day, six (6) days a week for the operation of a Senior Center, and for other programs and purposes, for the benefit of the residents of the Building and the general public, collectively called “Program Activities”. Landlord may request use of the Leased Premises from Tenant when the Leased Premises is not being used by Tenant during the above referenced (8) eight hours per day period as well as afterhours. At Tenant’s option, Tenant may allow Landlord to use the Leased Premises.

Senior Center. The need for a full service senior center in the North Las Vegas community is driven by several factors. The Social Senior program currently is run at the Neighborhood Recreation Center, in Generation Hall, which is a 20' x 40' room. All classes take place in a racquetball court, due to space constraints, where lighting is inadequate. The days begin with exercise in the gymnasium, where an average of 35 seniors participate, with very little room for expansion. With 28% of the North Las Vegas community over the age of 55, the Social Senior program’s expected service delivery far exceeds the capabilities of the existing facility. Within the past six years, over 1,500 unduplicated seniors have annually benefitted from the program that entertains, educates, and provides human care. The recent conversion to a hot lunch program has drawn a 160% increase in daily lunch participants. Dramatic changes have been seen with the evolution of a dynamic program, and combined with the fact that North Las Vegas is the fastest growing city in the United States, the multi-use Neighborhood Recreation Center no longer meets our needs. We are in need of a state of the art recreation center designed to accommodate the special needs of an aging population. Demolition of the existing center and rebuilding a new center at the 0000 Xxxxx Xxxxxx location is estimated at a cost of $25 million. Funding Request: $25 million
