Elevations. In order to enhance the quality of the Development, it is desirable for the Development to have a diverse character. The ARB, in its sole and absolute discretion, shall have the right to reject any plans for the construction of any Improvements submitted to it by or on behalf on any Owner, which the ARB, in its sole and absolute judgment, determines to be substantially similar to any Improvement then already existing in the Development, or already approved by the ARB but not yet constructed by another Owner.

Elevations. All the elevations shown on the plans or referred to herein are in feet above mean sea level datum as established by the United States Geological Survey, unless otherwise noted. The Contractor shall verify all the existing structure locations and elevations at points of connection or possible interference between their work and the existing structures and shall report at once to the Engineer any interference’s or discrepancies discovered.

However, the elevations for the Prestige and the Mystique, without a covered porch, lack ornamentation and depth. To improve these elevations, we highly recommend that the front facades for the patio homes either have a covered porch or a projection, such as a bay window, that is a minimum of two feet in depth. On November 7, 2022, we provided the applicant suggested Design Standards for the Small Lot Single-Family Detached Dwellings (Patio Homes). For the most part, those suggested Design Standards have been incorporated into the Zoning Text, and we are comfortable with the Architectural Standards in the Zoning Text dated 13 11/18/2022.
