Lessee shall have the right to renew this Lease for four (4) successive five (5) year periods (each a “Renewal Term”) provided that the Renewal Conditions, as defined herein below, are met for each such Renewal Term.
In the event that the Board fails to give 120 days’ notice of its intent not to renew the Agreement, the Agreement shall automatically renew for successive one-year terms thereafter (“Renewal Terms”) until the board gives its notice of intent to not renew 120 days prior to the end of any Renewal Term.
The terms and conditions of this Agreement shall remain in full force and effect during any Renewal Term unless otherwise mutually agreed upon in writing by the parties.
Reno shall pay the Annual Compensation Amount to Everman annually on or before the Effective Date of this Agreement and each annual anniversary of the Effective Date thereafter during the Primary Term and each Renewal Term of this Agreement.
Either party may terminate this Agreement and all applicable Quotes and Subscriptions by providing notice to the other party within 30 days of the end of any Subscription Term or Renewal Term.
