Offsite Improvements definition

Offsite Improvements means all physical improvements [such as], including but not limited to[,] roads, sewer lines, sewage treatment plants, and underground utility cables, constructed or placed in a subdivision or development off the land intended for occupancy, which improvements are to be used in common by occupants of all lands adjoining [such] the improvements or by occupants of all lands for whose benefit the improvements have been constructed or placed.
Offsite Improvements means those infrastructure, utilities and other improvements to serve the 157 Acre Site as identified in Exhibit E hereto, most of which are outside the boundaries of the Remainder Cells Surface Lot including, without limitation, the construction of Lenardo Drive, Stamps Drive, and as required by the 2022 SEIR, the 2022 SEIR Mitigation Measures, the 2022 SEIR Project Design Features, and the Conditions of Approval.
Offsite Improvements means all physical improvements such as, but not limited to, roads, sewer lines, sewage treatment plants, gutters, curbs, sidewalks, fire hydrants, street lights, land dedicated for public purposes and underground electric cables, constructed or placed in a subdivision off the lots intended for occupancy, which improvements are to be used in common by occupants of all lots adjoining such improvements or by the occupants of all lots for whose benefit the improvements have been constructed or placed.

Examples of Offsite Improvements in a sentence

  • Off-site improvements can be accomplished without the need for meeting the “rational nexus” criteria.

  • Off-site improvements required for utilities, detention, access or other requirement must be shown on the site plan or ancillary drawings.

More Definitions of Offsite Improvements

Offsite Improvements with respect to any particular parcel means improvements located off of the Insight Property, but necessary for the development of the Insight Property, or for a particular Insight Parcel, as applicable.
Offsite Improvements means the improvements depicted on Exhibit H attached hereto. “Owner” means Agave Xxxxx, LLC, a Florida limited liability company, which at the time of the making of this Agreement is the owner in fee simple of the Real Property, and its approved successors and assigns.
Offsite Improvements means the offsite improvements (such as improved Xxxxx xxxxxxx pedestrian connections, improved turn lanes, pedestrian refuges and parkland) described in and required by (i) Public Improvements Plan 7643-PI-002, sheets C01.0 to C19.0, (ii) the Frontier Drive at Franconia-Springfield Parkway Ramps A-D, Traffic Signal Modification Plan, 7463-PI-002, dated November 22, 2013, and (iii) the Frontier Drive at Spring Mall Road, Traffic Signal Modification Plan, 7463-PI-002, dated October 4, 2013, each as may be amended or modified prior to approval by Fairfax County, Virginia.
Offsite Improvements. (i) Any streets, roads, walks, curbs and the like (whether or not ultimately dedicated for public use and/or maintenance) necessary to provide access to public roads, streets and highways, (ii) any improvements and other works necessary or desirable for the provision of utilities to the 32-Unit Capital Addition Project and/or the existing Facility and (iii) any other improvements on property other than the Land that are (A) required by Legal Requirements, (B) necessary for the construction/performance of the Capital Projects in accordance with the Plans and the applicable provisions of the Lease, as hereby amended, and/or (C) necessary for operation of the Facility (including the 32-Unit Capital Addition Project) for its Primary Intended Use. Outside Date: October 1, 1997.
Offsite Improvements means the following components of the Master Infrastructure, which will be constructed in phases in accordance with the Site Phasing Plan and as shown on Exhibits 2.5.2-A, 2.5.2-B and 2.5.2-C of the Disposition and Development Agreement : (i) preservation of approximately 193 acres of open space, including a shoreline park with recreational areas and trails, park recreation facilities (such as play areas, equipment rentals, etc.), picnic facilities, public art and cultural exhibits, a paddle sport launch and restroom facilities, all open to the public and consistent with the Reuse Plan; (ii) contribution to funding the construction of approximately 1.5 miles of the Bay Trail through the Site along the shoreline, including a vista overlook; (iii) enhanced and improved public waterfront amenities and access with a waterfront promenade, improvements to the Point Molate pier and beach park, (iv) pedestrian- and bike- friendly community design, including pedestrian trails through preserved natural hillside open space areas; (v) local and regional public transportation connections, which shall include a terminal on the existing Point Molate pier that will be accessible to ferries, shuttles and/or water taxis as mutually agreed by the Parties; (vi) such other waterfront shoreline improvements as the Developer and City may mutually agree to include in the Project, and (vii) 085165\11598298v7 Appendix I-5 any other offsite Improvements that are, or the Parties then anticipate will be, required by the City or Other Agencies as part of CEQA review or under any MMRP, under the Development Agreement, or otherwise in order to grant improvement work shown on Exhibit 2.5.6-C of the Disposition and Development Agreement and any other offsite Improvements that are required by the City or Other Agencies as part of CEQA review for the Project or under any MMRP for the Project, under the Development Agreement, or otherwise required by the Project Approvals, which are anticipated to include, without limitation (A) widening of Stenmark Drive from the easterly Project boundary to connection at the I-580 freeway; (B) undergrounding or relocating existing utility power poles along Stenmark Drive from the easterly boundary to the I-580 freeway connection to accommodate completion of anticipated improvements to Stenmark Drive; and (C) installation of a new force main for wastewater treatment along a proposed segment of the Bay Trail or Stenmark Drive and Western Drive to bring sanita...
Offsite Improvements. The extension of the drive extending from Route 60 to the boundary of the Property (the “Driveway Extension”), the extension to the boundary of the Land of utility lines sufficient (by volume) and satisfactory to serve the Facility for its Primary Intended Use, including any lift station for sewage disposal into the sewer system for the City of Xxxxxx, and storm drainage facility of the flow of surface water to facilitate proper drainage of water flow from the Property into storm water detention basins or retention pond areas located on adjacent property (the “Utility Improvements”), all to be constructed by Lessor, at Lessor’s cost and expense, pursuant to the Declaration. Overdue Rate: On any date, a rate of interest equal to two percentage points above the Prime Rate, but in no event greater than the maximum rate then permitted under applicable law.
